Description of Position:

The Experienced Maintenance Tech for the facility, responsible for assisting with maintaining the facility's safe, clean, and comfortable environment for the residents, staff, and guests, by performing facility maintenance and repair duties in and around the community grounds as assigned, as well as HVAC maintenance.

Experience needed in HVAC, flooring, plumbing, painting, and electrical.

Responsibilities of the Maintenance Tech:

1. Performs routine maintenance duties to complete all service requests for repair and maintenance facilities, buildings, residents' rooms, all grounds, and equipment, in a timely and cost-efficient manner.
2. Routine maintenance duties may include fixing walls and/or floor coverings; repairing furniture and fixtures; performing basic plumbing work; performing minor electrical repairs; repairing appliances; and painting and refurbishing projects.
3. Performs upkeep of floors including carpet cleaning, deodorizing, and sanitizing in a timely manner so as to allow time for other duties. Strips, seals, and waxes tile floors as necessary.
4. Assists in the execution of the preventative maintenance program.
5. Assists with working on heating and air conditioning systems, domestic water systems and pumps, refrigeration systems, motors, fans, electrical systems, and emergency generators.
6. Communicate with the Manager for needed technical advice, product information, research, and quality assurance guidance.
7. Ensure that all maintenance items are kept in a safe area to prevent injuries to residents, associates, and visitors.
8. Advises Administrator/Manager of the overall condition of the equipment and furnishings of the community.
9. Report all hazardous conditions to the supervisor or appropriate manager immediately.
10. Performs community trash and bulk discard removal as necessary.
11. Assists with Fire Safety and Disaster Preparedness Evacuation procedures.
12. Maintains all tools and repair parts.
13. When interacting with residents and/or family members, be mindful of the Residents' Rights to Privacy and resident confidentiality.
14. Other duties as assigned.
