Job Description
Somerset Pacific Property Management is seeking a dependable and detail-oriented Part-Time Apartment Porter to maintain the cleanliness and appearance of Cypress Springs and Hooper Springs Apartments in Baton Rouge. The two communities are located next door to each other, allowing the employee to work at both properties without traveling between separate locations.
This position is responsible for cleaning interior common areas, community bathrooms, laundry rooms, and elevators, as well as walking the exterior grounds and removing trash, debris, and pet waste. The ideal candidate takes pride in their work, follows an assigned schedule, and works effectively with limited supervision.
The normal five-day schedule will be divided between the two communities:
• Three days per week at Cypress Springs Apartments
• Two days per week at Hooper Springs Apartments
Essential Responsibilities
• Clean and maintain interior hallways, corridors, entryways, and common areas.
• Clean and sanitize community bathrooms, including toilets, sinks, mirrors, counters, fixtures, floors, and other surfaces.
• Restock toilet paper, soap, paper towels, and other community bathroom supplies as needed.
• Sweep, vacuum, and mop floors as assigned.
• Clean elevator interiors, including doors, tracks, walls, control panels, and floors.
• Clean and maintain community laundry rooms.
• Clean common-area windows, doors, glass, fixtures, and frequently touched surfaces.
• Empty common-area and community bathroom trash receptacles and replace liners.
• Walk the exterior grounds and remove litter, debris, and pet waste.
• Maintain the cleanliness of sidewalks, building entrances, parking areas, and dumpster surroundings.
• Identify and report maintenance, safety, lighting, plumbing, pest, or property-condition concerns.
• Monitor janitorial supplies and notify management when additional supplies are needed.
• Properly use, store, and secure cleaning products and equipment.
• Follow assigned daily and weekly cleaning schedules for each property.
• Assist with periodic deep-cleaning projects as directed.
• Maintain a professional and courteous manner around residents, visitors, vendors, and staff.
• Perform other related duties consistent with the position as assigned.
Qualifications
• Previous professional cleaning, janitorial, housekeeping, porter, groundskeeping, or multifamily
property experience is preferred but not required.
• Dependable attendance and punctuality, with the ability to reliably report to assigned work
locations as scheduled.
• Ability to work independently, manage assigned tasks, and complete daily and weekly cleaning
schedules with minimal supervision.
• Strong attention to detail and ability to follow written instructions, cleaning schedules, and task
lists.
• Ability to safely use and properly store standard cleaning products, chemicals, tools, and
equipment in accordance with instructions and safety procedures.
• Ability to recognize and promptly report maintenance, safety, pest, or property-condition
concerns to management.
• Ability to communicate professionally and respectfully with residents, visitors, vendors, and
coworkers.
• Ability to maintain appropriate confidentiality and respect resident privacy while working in
residential and common areas.
• Ability to understand and follow company policies, safety procedures, and applicable property
rules.
• Prior experience working in multifamily housing or a residential community is a plus.
Physical Requirements
The employee must be able to:
• Remain standing and walking for extended periods.
• Frequently bend, reach, kneel, stoop, push, and pull.
• Use stairs and work throughout multiple apartment buildings.
• Perform work indoors and outdoors in varying weather conditions.
• Lift and carry up to 40 pounds.
• Safely operate vacuums, mops, cleaning carts, and other standard janitorial equipment.
Cleaning Supplies and Property Access
Cleaning supplies and equipment will be provided by management and stored in designated janitorial
closets. Access will be limited to the areas and keys necessary to perform assigned duties. The employee
will be responsible for properly securing all supplies, equipment, closets, and assigned keys.
