Role Overview

Kairos Living is seeking an on-site Lease-Up Manager to lead lease-up for a new build-to-rent community. This role is deliberately narrow and entrepreneurial: one person on the ground whose job is creating local demand and closing homes, not administering a leasing office. Application processing, screening, scheduling, and day-to-day data and reporting are handled by Kairos' centralized leasing operations team and technology. That frees this person to spend the majority of their week outside the sales center building local demand sources, personally running tours, and closing leases. The community does not yet have a resident base or reputation in the market, so this person is building both from the ground up: every unleased home is a direct cost to the business, and this role needs to generate and close demand with real urgency. We are looking for someone with a sales and closing mentality and an entrepreneurial streak, someone comfortable directing local brokers, MLS activity, and third-party leasing support when demand requires it, rather than waiting for leads to come to them.


Key Responsibilities

Local Demand Generation

  • Spend time outside the sales center every week developing employers, apartment referrals, brokers, schools, hospitals, and other local demand sources.
  • Develop and execute local promotions and partnerships that generate qualified prospect traffic without relying solely on inbound marketing spend.
  • Represent Kairos Living and the community brand at outreach events, employer housing fairs, and local business functions.
  • Track which local demand sources are converting and reallocate outreach time toward what is working.

  • Broker & Third-Party Network

  • Build a local broker network rather than treating brokers as competitors; maintain relationships so brokers are a demand source, not a threat to manage around.
  • If a home ages on market, activate MLS listing and broker outreach under an approved Kairos program to accelerate absorption.
  • Direct the use of local brokers, MLS, and third-party leasing support when demand requires it, controlling how and when those channels are activated for this community.

  • Tours & Closing

  • Personally own every tour and every close. Kairos' centralized team and technology handle lead intake, scheduling, screening, application processing, and administrative pipeline work, so this person's time is protected for in-person selling.
  • Act with a sales and closing mindset in every prospect interaction: identify objections, address them directly, and drive toward a signed lease rather than a soft follow-up.

  • Competitive Intelligence & Pricing Feedback

  • Mystery-shop competing build-to-rent and apartment communities and report back on rents, concessions, and traffic levels.
  • Provide direct, specific pricing or product feedback grounded in real prospect conversations. If a home is not leasing, be able to say, for example, “We have had 11 tours; six prospects told me the same thing about price, yard, or layout.”

  • How This Role Is Measured

  • Monthly executed leases: net of cancellations before move-in, paced against delivery schedule
  • Average days to occupancy: average time from home available to move-in
  • Ready and unleased inventory: the number and age of homes that are move-in ready but not leased

  • Required Qualifications

  • Real estate broker license required, with a managing broker or equivalent license/authorization required, where applicable based on the state of operation.
  • 2+ years of experience in leasing, sales, or a directly comparable closing-oriented, quota-driven role.
  • Demonstrated track record of meeting or exceeding sales, leasing, or closing targets.
  • Demonstrated ability to generate business outside of a fixed office, not just work leads as they arrive.
  • Strong verbal and written communication skills, with the confidence to lead prospect conversations and outreach with employers, brokers, and local businesses.
  • Comfort working independently on-site and off-site with minimal day-to-day supervision, while proactively communicating pace and pricing feedback to leadership.
  • Availability to work a schedule that includes weekends and hours aligned to prospect traffic, not a fixed 9-to-5.
  • Valid driver's license and reliable transportation for local outreach activity.

  • Preferred Qualifications

  • Prior experience in single-family rental, build-to-rent, or multifamily leasing, ideally including a lease-up or new construction community.
  • Existing relationships with local real estate brokers or working familiarity with MLS listing and broker co-op processes.
  • Experience with a CRM or lead management platform such as Salesforce.
  • Experience with Yardi Voyager or Yardi Site Manager.
  • Existing local network or relationships with employers, relocation contacts, schools, hospitals, or multifamily communities in the target market.

  • Compensation & Incentive Structure

    Base pay: $50,000 – $60,000 annually, commensurate with experience.

    In addition to base pay, this role carries a highly attractive leasing incentive plan structured around net absorption and pace against the phase delivery schedule.
