Job Description
The Facilities Technician II performs routine maintenance duties throughout the facilities assigned. While this role may work with electricians, plumbers, HVAC techs, and/or mechanics. The Facilities Technician II performs more complex and difficult tasks including repair and maintenance of other systems. The Facilities Technician II is also responsible to complete assigned safety checks and adhere to all safety regulations and practices.

Maintaining Facility Equipment and Systems
- Assists with performing testing, inspection, implementation and maintenance of equipment, systems and structures
- Performs assigned preventative maintenance on equipment (i.e., compressors, vac pumps, exhaust fans, air handlers, vents, fan coil units, water coolers, refrigerators, ice machines, etc.) in accordance with manufacturer specifications
- Performs minor repairs and replacements, including replacing light bulbs and fire extinguishers, as requested/necessary
- Receives and distributes materials throughout the facility
- Performs the moving of items within/between locations and from/to storage, including furniture, equipment, and files
- May perform daily rounds to provide service, repair and maintenance on transport equipment, wheel chairs; TVs, nurse call systems; medical gas outlets, alarm panels and zone valve locations and other equipment as assigned
- May repair or replace faulty or damaged mechanical, electrical, plumbing, air conditioning, and boiler equipment
- Repairs leaking connections, fittings, couplings and fixtures, faucets, washers, seats, stems and valves; replaces spigots, faucets and valves; unstops obstructed plumbing lines and fixtures.
- May repair overhead paging systems; consults with customers on the operation and repair of non-life support patient equipment
- Follows Standard Precautions using personal protective equipment as required
- Performs safety checks to comply with regulatory codes
Special Projects
- Participates in meetings, workshops, training, and seminars, as assigned for the purpose of conveying and/or gathering information required to perform job functions
- Assists with special projects as assigned
- Other duties as assigned
ORGANIZATIONAL RESPONSIBILITIES
Associate complies with the following organizational requirements:
- Attends and participates in department meetings and is accountable for all information shared.
- Completes mandatory education, annual competencies and department specific education within established timeframes.
- Completes annual employee health requirements within established timeframes.
- Maintains license/certification, registration in good standing throughout fiscal year.
- Direct patient care providers are required to maintain current BCLS (CPR) and other certifications as required by position/department.
- Consistently utilizes appropriate universal precautions, protective equipment, and ergonomic techniques to protect patient and self.
- Adheres to regulatory agency requirements, survey process and compliance.
- Complies with established organization and department policies.
- Available to work overtime in addition to working additional or other shifts and schedules when required.
Education and Experience
- The knowledge, skills and abilities as indicated below are normally acquired through the successful completion of high school diploma and an engineering-related technical or apprenticeship program.
Knowledge & Skills

- Ability to operate tools and equipment with skills reflective of vocational or trades education
- Knowledge of the accepted practices, processes, materials and tools of maintenance
- Knowledge of occupational hazards and safety precautions of the building maintenance trades
- Ability to perform basic mechanical maintenance.

- Must be able to work in a stressful environment
- May be required to be on-call and respond to calls by returning to the facility as requested
Working Conditions
- May be exposed to fumes, extreme temperatures, dust, noise, and hazards such as electrical shock or gases. High risk involved in testing and repairing equipment where high voltage and lethal energy is present. Considerable walking and standing for long periods of time.
- Emergency servicing of equipment may require work be performed outside of normally scheduled work hours.
Physical Demands
- Requires the physical ability and stamina (i.e., to lift, work on ladders, walk, stand for prolonged periods of time, etc.) to perform the essential functions of the position.
