Job Description
Job Purpose
Responsible for developing, coordinating, implementing and managing all facets of assigned construction projects on time, within budget and to the quality specified. The Project Manager provides leadership and serves as a liaison between the project team and the client.
Principal (Essential) Duties
1. Maintain adherence to and champion others to embrace BSRE high standards of quality and safety.
2. Bid, qualify, and award all subcontractors for individual projects. Prepare and present project Bid Book to tenants and/or ownership. Value engineer job costs and negotiate as necessary.
3. Interface with clients. Foster and build relationships with new, existing, and potential tenants.
4. Create and manage project budgets, develop, and collaborate on pre-construction Request for Proposal packages.
5. Conduct Subcontractor and Owner meetings, record, and distribute meeting minutes, set milestones, and formulate owner reports weekly.
6. Establish job processes including Requests for Information (RFI’s), submittals, Change Order Logs, meeting minutes, and pay applications. Negotiate subcontract change orders.
7. Oversee project scheduling, quality control, and logistics. Manage closeout process.
8. Train, supervise, and direct operations of support roles including Assistant Project Managers and Administrative Assistants. Act as a resource to Brokers, Accountants, Field Technicians, and other Project Managers for construction or property questions. Serve as the project’s single point of contact.
9. Collaborate with the Superintendent and site operations teams consistently throughout the project.
10. Adhere to “Owners Eyes” policy for all assigned worksites.
11. Manage and track all accounting and billing in Sage 300. Prepare and submit Cost Reports prior to Partners Meetings. Track and enter accurately on a weekly basis.
12. Create iCloud photo album for all projects. Take and upload progress update photos daily.
13. Train and lead next generation of Development employees.
Secondary Duties
1. Contribute ideas for company cost savings or income generation.
2. Participate in all staff development, training, cheer committee events, and meetings as required.
3. Develop, monitor, and update PRDs on an ongoing basis.
4. Perform other duties and special projects as assigned.
Knowledge, Skills and Abilities
1. Detail-oriented, organized, self-motivated, flexible, diligent with strong written and verbal communication skills.
2. Ability to work in occupied buildings and coordinate with property and facility management team to ensure proper communication.
3. Demonstrated leadership skills including decision-making, positive attitude, passion for construction, effective communication, taking initiative, demonstrating BSRE’s core values, and presenting solutions to problems.
4. Work independently and as part of a team; capable of building strong internal and external working relationships.
5. Execute multiple projects simultaneously, thrive under pressure, read construction drawings, and organize resources effectively.
6. Research skills including the ability to identify and seek needed information.
7. Mastery of development software systems including (but not limited to) Microsoft Office, Adobe, Microsoft Project Scheduling, PlanGrid, etc.
8. Knowledge of current market conditions including pricing conventions and trends.
Requirements:Experience/ Education Requirements
1. Bachelor’s degree in construction, engineering, or business required. Demonstrated related experience may substitute for preferred education.
2. Minimum of five (5) years of experience in commercial construction and/or general contracting required.
3. Experience in a project management role preferred.
4. Experience with heavy interior and exterior renovations and new base building construction preferred.
5. Experience managing projects in excess of two (2) million dollars preferred.
6. Minimum of three to four (3-4) years as an Assistant Project Manager preferred.
While performing the duties of this job, the employee must be able to:
1. Travel up to 75% to sites beyond the corporate office.
2. Perform medium work – exerting up to 20 to 50 pounds of force occasionally and/or up to 10 pounds of force frequently or constantly lift, carry, push, pull, or otherwise move objects up to 10 pounds
3. Able to operate standard office/computer equipment.
5. Valid driver’s license.
