Job Description
Allied Property Management Group, Inc. is seeking an experienced Community Association Manager to lead daily operations at a 651-unit condominium community in Greenacres, Florida. The on-site team includes an assistant manager and two maintenance employees. The manager receives accounting, administrative and operational support from our company team.
Annual compensation: $80,000–$90,000, depending on experience and qualifications.
Schedule: 40 hours per week, with an eight-hour workday. Start and end times offer some flexibility based on community needs.
The manager reports to the company Operations Manager and reports directly to the Board of Directors on daily community operations.
Responsibilities
Implement board-approved decisions, maintain an action list and report progress, outstanding issues and recommendations to the board and Operations Manager.
Conduct regular property inspections, identify maintenance needs and oversee preventive maintenance and repairs.
Direct assigned on-site staff, establish priorities, monitor work and address performance concerns with the Operations Manager.
Administer violations enforcement in accordance with governing documents and established procedures; document inspections, notices and follow-up.
Assist in preparing annual budgets, perform basic reviews of financial reports and bring discrepancies or spending concerns to the appropriate parties.
Review and approve invoices within authorized limits, verify satisfactory work and track project spending.
Manage major projects by coordinating scope, proposals, schedules, contractors and spending; report progress and escalate changes or delays.
Obtain and compare vendor proposals, coordinate services and monitor contract performance and quality.
Review, source and negotiate association insurance renewals for board consideration, coordinating with insurance professionals and company management.
Prepare management reports and meeting materials, attend board meetings and follow through on assigned actions.
Maintain organized official association records, correspondence and meeting documentation using company systems.
Address owner and resident concerns professionally and communicate clearly with the board, staff and vendors.
Apply governing documents, association policies and applicable Florida requirements; coordinate with company management and association counsel as needed.
Coordinate hurricane preparedness and response to property emergencies with staff, vendors and company management.
Required Qualifications
Current, active Florida Community Association Manager (CAM) license.
At least three years of successful on-site community association management experience, including condominium management.
Experience working with boards, supervising staff, overseeing vendors and managing property maintenance and projects.
Ability to review financial reports, assist with budgets, evaluate invoices and monitor project spending.
Working knowledge of applicable Florida association requirements and the ability to apply them to daily operations.
Strong written and verbal communication skills in English, professional judgment and the ability to handle difficult conversations constructively.
Strong organizational skills, reliable follow-through and the ability to prioritize competing demands.
Proficiency with Microsoft Office and the ability to learn and use company management systems.
Ability to work independently while keeping the Operations Manager and board informed.
High school diploma or equivalent and a stable work history.
Ability to meet the on-site schedule and pass a background check and drug screening.
Preferred Qualifications:
Five or more years of successful on-site community association management experience.
Bilingual English and Spanish helpful, but not required.
College degree, industry designations or relevant professional training.
Compensation and Benefits
Annual compensation of $80,000–$90,000, depending on experience and qualifications. A quarterly performance incentive may form part of the compensation package. The salary and any incentive terms will be specified in the employment offer.
