Position Summary
Performance Expectations
The Maintenance Technician is responsible for ensuring the community is maintained in a safe, clean, and functional manner for residents, visitors, and staff. This position performs preventative maintenance, repairs, safety inspections, and supports the overall operation of the building and grounds while providing exceptional customer service to residents.
Essential Duties & ResponsibilitiesBuilding & Equipment Maintenance- Perform routine maintenance and repairs to resident apartments, common areas, and exterior grounds.
- Troubleshoot and repair plumbing, electrical, HVAC, appliances, doors, windows, lighting, flooring, and other building systems.
- Complete work orders promptly and communicate status with management.
- Maintain tools, equipment, and maintenance shop in a clean and organized manner.
- Coordinate with outside contractors as directed.
- Conduct scheduled preventative maintenance on all building systems and equipment.
- Maintain preventative maintenance logs and documentation.
- Monitor building equipment to identify potential issues before failures occur.
- Ensure maintenance schedules are followed according to manufacturer recommendations.
- Complete routine Life Safety inspections in accordance with state regulations and community policies.
- Perform and document monthly, quarterly, and annual life safety checks.
- Inspect and test emergency lighting, exit signs, fire extinguishers, smoke detectors, carbon monoxide detectors, sprinkler systems, fire alarm systems, generators, and other safety equipment as required.
- Maintain compliance records for inspections, testing, and repairs.
- Assist during fire drills, emergency preparedness drills, and regulatory surveys.
- Conduct regular walk-throughs of the community to identify maintenance or safety concerns.
- Monitor sidewalks, parking lots, landscaping, lighting, handrails, and exterior entrances for hazards.
- Ensure all resident and staff areas remain safe, clean, and in good repair.
- Report major repairs or safety concerns to the Executive Director promptly.
- Transport residents to medical appointments, community outings, shopping trips, and other scheduled destinations as needed.
- Ensure residents are safely assisted into and out of the vehicle.
- Maintain a valid driver's license and acceptable driving record.
- Perform routine inspections, fueling, cleaning, and preventative maintenance of community vehicles.
- Report vehicle maintenance needs immediately.
- Respond to maintenance requests in a timely manner.
- Prioritize work orders based on resident safety and operational needs.
- Communicate expected completion times with residents and department managers.
- Maintain accurate records of completed work orders, inspections, preventative maintenance, and repairs.
- Track required maintenance items and ensure all inspections are completed by established due dates.
- Maintain calendars and logs for recurring inspections and regulatory requirements.
- Ensure all maintenance documentation remains survey-ready.
- Provide courteous and respectful service to residents, families, visitors, and staff.
- Respond professionally to maintenance concerns and follow up to ensure satisfaction.
- Maintain resident privacy and confidentiality.
- Assist with room setups, furniture moves, seasonal decorating, and community events.
- Assist departments with operational needs as requested.
- Participate in emergency response procedures, including severe weather and disaster preparedness.
- Perform snow removal, ice control, and other seasonal grounds maintenance as needed.
- Perform additional duties assigned by the Executive Director.

- Complete preventative maintenance and life safety inspections by all required due dates.
- Respond to maintenance requests promptly and professionally.
- Demonstrate teamwork, dependability, professionalism, and excellent customer service.
- Comply with all federal, state, local, and community policies and regulations.
- High school diploma or GED preferred.
- Experience in general building maintenance, HVAC, plumbing, electrical, or carpentry preferred.
- Valid driver's license with an acceptable driving record.
- Ability to operate maintenance equipment and community vehicles safely.
- Basic computer skills for documenting work orders and inspections.
- Strong organizational and communication skills.
- Frequently lift, push, or pull up to 50 pounds.
- Ability to bend, kneel, climb ladders, stoop, and stand for extended periods.
- Ability to work indoors and outdoors in varying weather conditions.
- Ability to respond to emergency situations after normal business hours if necessary.
