Key Responsibilities

Resident Relations

  • Respond to resident emails and phone calls professionally and promptly
  • Demonstrate commitment to Nest Core Value of ‘compassionate empathy’ in communication, with the goal of assisting residents and making them feel cared for in their homes
  • Effectively problem-solve issues brought by residents or the team
  • Assist residents with inquiries, requests, and issue resolution
  • Coordinate with vendor contacts for repairs, maintenance, and related needs
  • Attend calls and in-person/virtual meetings with residents as needed to resolve issues
  • Maintain effective communication with the property management team via Slack
  • Manage shared inbox and triage general interest

Community Building

  • Improve and maintain the resident experience and reputation of the building
  • Monitor and address online reviews (goal of 4+ stars), run developed programs to increase review average
  • Respond to general inquiry inbox within the targeted response time
  • Build community through community events, monthly newsletters, and periodic communication
  • Host office hours regularly (virtual or in person)
  • Help to build cohesive and happy Co-Living communities

Renewals & Accounting

  • Manage renewal process to include incentives for renewing and referring new tenants as well as fees for moving to month-to-month
  • Recommend and issue rent increases in accordance with owners’ and tenants’ best interests in mind
  • Monitor rent delinquency and connect with delinquent tenants as needed to collect payment
  • Collect invoices and accurately bill for property expenses
  • Monitor spending against budget to ensure financial targets are met
  • Perform basic departmental administrative tasks as needed

Marketing & Online Presence

  • Manage online rental listings, both internal and 3rd party (Apts.com/Zillow/etc.)
  • Update rental rates and seasonal specials as applicable
  • Administrative support for the leasing team
  • Assist in building online presence, through website and social media
  • Work with leasing and marketing teams to create content for online platforms
  • Contribute to building Nest DC Co-Living brand

General Admin & Project Work

  • Troubleshoot & contest city and utility provider issues as needed (contest citations, tickets, utility bill mishaps)
  • Monitor camera feeds as needed to resolve inquiries as needed
  • Assist in onboarding new properties
  • Monthly utility billing approval and Guarantors certification
  • General assistance to VP and SVP as needed
