Position : Area Sales Manager
Status: Full-Time | Salary | Exempt
Location: Houston Division Texas
Hours: Varies based on business needs; evenings and weekends required. Must maintain a flexible schedule.
General Purpose
The Area Sales Manager is responsible for leading sales performance across the Houston Division by developing, executing, and managing sales strategies that drive traffic, conversions, and customer satisfaction. This position partners closely with senior leadership to recruit, train, coach, and develop sales professionals while ensuring division sales goals are achieved.
Supervision Received
Works under the direct supervision of the VP of Sales and Marketing and Ownership.
Supervision Exercised
Provides leadership, training, coaching, and performance oversight to Sales Consultants and related sales staff within the Houston Division.
Essential Duties and Responsibilities
- Develop, implement, and manage division sales strategies to meet or exceed monthly, quarterly, and annual sales goals.
- Recruit, interview, and evaluate candidates for sales positions; provide hiring recommendations.
- Train all new Sales Consultants and provide ongoing coaching, mentoring, and performance development.
- Conduct regular field visits to communities to support onsite teams, improve sales execution, and reinforce best practices.
- Monitor upcoming closings and pipeline activity 3060 days in advance to ensure readiness and coordination with operations/community management.
- Visit communities regularly to ensure model homes, inventory homes, signage, and overall presentation meet company standards.
- Ensure internal and external signage is visible, accurate, and effectively directing traffic to communities.
- Partner with leadership to review sales metrics, forecast results, and adjust strategies as needed.
- Collaboratewithsalesconsultantsto developandexecutetargetedmarketing campaignsandsocialmediaoutreachthat increasesleadengagementandbrand visibility.
- Collaboratewithsalesconsultants to buildandmaintainstrategicrelationships withbrokeragestocreatereferral networks,coordinatejointevents,and generatenewbusinessopportunities.
- Analyze local market trends, competitor activity, pricing, incentives, and customer demand; provide recommendations to leadership.
- Generate new leads and strengthen referral relationships through networking, broker outreach, realtor engagement, and community partnerships.
- Oversee CRM compliance, lead management, follow-up systems, and reporting accuracy.
- Support division marketing initiatives, digital presence, and social media engagement in partnership with marketing teams.
- Resolve escalated customer concerns professionally and promptly.
- Reinforce company policies, culture, and service standards across all sales operations.
- Assist with strategy and execution of our marketing plan in the Houston market from leadership.
- All other duties assigned.
Minimum Qualifications
- Bachelors degree in Business, Marketing, Management, Economics, or related field preferred.
- 3+ years of residential home sales, real estate sales, or related leadership experience preferred.
- Prior experience managing multi-site sales teams strongly preferred.
- Texas real estate industry experience preferred.

- Knowledge of sales strategy, coaching, recruiting, and performance management.
- Understanding of residential home buying process, financing basics, and customer decision-making.
- Experience using CRM platforms and sales reporting tools.

- Ability to analyze sales data and market trends to make strategic recommendations.
- Excellent communication, interpersonal, and relationship-building skills.
- Strong organizational skills with ability to prioritize multiple projects and deadlines.
- Self-motivated, results-driven, and highly accountable.
- Ability to adapt to changing priorities and work effectively with diverse personalities.
- Proficiency with technology including computers, smartphones, and Microsoft Office applications.
Work Environment
Combination of model home and field environment. Frequent travel within the Houston Division required. Noise level is typically moderate. Occasional outdoor work in varying weather conditions.
Physical Demands
Occasionally required to sit, stand, walk, bend, kneel, reach, and use hands/fingers to operate equipment. Must be able to lift and carry materials or equipment up to 30 pounds. Reasonable accommodations may be made to enable individuals with disabilities to perform essential job functions.
