Job Summary
The Sales Manager for the North Carolina- Raleigh Division is responsible for leading, rebuilding, and driving the division’s sales performance in alignment with Chesapeake Homes’ strategic goals. This role involves developing and implementing effective sales strategies to achieve profit potential and meet budgeted sales goals. The Sales Manager provides consistent, hands-on training and coaching to On-Site New Homes Specialists (NHS) through one-on-one sessions, regular sales rallies, and team-building activities. A key focus is ensuring that all selling techniques align with the company’s marketing initiatives, product positioning, and brand image. The Sales Manager also proactively seeks innovative methods to enhance profitability and drive overall sales performance.

Duties and Responsibilities

- Lead the development and execution of sales strategies to achieve profit potential and meet Chesapeake Homes’ sales goals.
- Own and drive community sales performance through strategic goal setting, accountability, and daily performance management
- Introduce and implement company objectives for sales and mortgage programs.
- Recruit, develop, and retain top-performing sales personnel, address underperformance when necessary.
- Establish individual performance goals and conduct annual employee reviews.
- Ensure all sites are properly staffed by NHSs during all posted open model hours. Sales Manager may need to cover site if NHSs absence occurs.
- Continuously challenge and support the professional growth of sales staff.
- Provide ongoing one-on-one coaching and on-site training for NHSs to help them reach their full-selling potential. Use Rilla – Voice analytics software to coach and hold team accountable to their sales process.
- Organize and conduct, phone-a-thons, and monthly sales rallies, vendor training sessions, and other training and seminars as needed or directed.
- Build a high-performing, process-driven sales team that consistently executes Chesapeake Homes’ sales systems with precision and consistency. Act as liaison between sales team, homeowners, production, office staff, and management to resolve issues and ensure 100% customer satisfaction.
- Ensure NHSs are actively involved in Realtor Event with the local HBA, Realtor Board, and other marketing and advertising partnerships.
- Gather and analyze competitive market data, feasibility studies, and customer profiles to inform strategy and secure market share.
- Oversee that NHSs complete quarterly competitive analysis report and evaluate future project data for proper market positioning.
- Provide feedback on advertising, signage, point-of-sale materials, and overall company image.
- Maintain all files in accordance with North Carolina Real Estate Commission regulations.
- Ensure agents and brokerage (Today Homes Realty NC, LLC) comply with commission laws and MLS rules.
- Own and manage the CRM process, ensuring full engagement and utilization by the sales team ensuring there is 100% compliance with follow-up procedures.
- Collaborate with marketing to support promotional efforts and lead generations.
- Initiate and coordinate outreach events including trade shows, model home openings, sales center events, and Realtor functions.
- Participate in professional training seminars as scheduled by the company.
- Have this skill set and full knowledge of the sales process and policies to take appointments onsite and take buyers through the sales process from initial visit to completing the purchase agreement. Will need to be able to be an onsite selling Manager until a full sales team is trained up and put in place.
- Report directly to the Director of Sales and Design.
Qualifications:
- Must carry active NC Real Estate Brokers License and represent company as “Broker-In-Charge” for minimum of 2 years and willingness to transfer license to Today Homes Realty NC, LLC.
- Understanding of Real Estate & Home-Building & Home Buying Process
- You must have 3 years’ homebuilder sales and manger experience or 5 years’ sales experience with Chesapeake Homes.
- Ability to meet tight deadlines and manage high volumes of work with minimal direct supervision.
- Complete Knowledge of basics through advanced new homes selling strategies and techniques and able to coach new and experienced New Home Specialist.
- Must have a vehicle, valid driver’s license, and be able to drive in daytime or nighttime.
- Demonstrate proficiency with Microsoft Office and Email.
- Ability to stand and walk for extended period of time; sit for extended period. Kneels and bend at waist; walk up and down; walk in unlevel terrain; use hands and fingers to handle or feel; reach with hands and arms; talk and hear. Ability to lift and/or move up to 25pounds. Specific vision ability required by this job includes close vision, distance vision, color vision, peripheral vision
- Regular exposure to outside weather conditions. The noise level is generally moderate.

Schedule:
- Monday – Friday. Weekends and Nights as needed
Pay:
- Starting at $120,000 based on experience. Opportunity for additional incentives based on personal production and team performance
Experience:
- Homebuilding sales and management: 3 years (Required)
License/Certification:
- NC Real Estate Brokers License (Required)
Work Location: In person – At Main Office in Raleigh and various sites within the Raleigh division.
