Position Summary
The Land Acquisition Analyst work as a part of the North American Real Estate Team to identify underwrite and close residential land acquisition opportunities across the United States. This position plays a critical role in identifying, analyzing and presenting future development projects and conducts land opportunity analysis to include entitlements, site planning, proforma development and market research. In addition, the Analyst will maintain a database of land sales data, leads and other similar sources to track and collect data.
Essential Duties and Responsibilities
The essential functions include, but are not limited to the following:
- Work alongside Land and Real Estate Managers, analyzing and managing land acquisitions from preliminary review to closing and disposition.
- Coordinate with Operations, Sales and Consulting team on preliminary and final land acquisition and disposition analysis.
- Prepare detailed market, comparable reviews and proformas using Excel and 3rd party market data providers.
- Finalize land valuation models.
- Use market data, reviews and proformas along with judgement and expertise to make recommendations on which properties to make offers on.
- Participate in the review of 3rd party due diligence reports.
- Research City/Municipal fee structure and costs.
- Assist in the search for available land.
- Help build industry and market presence and awareness.
- Maintain appropriate records for each land acquisition and disposition.
- Stay current on industry and municipal standards.
- Build and maintain positive relationships within the organization and with municipalities, agencies, and our customers.
- Perform other duties as assigned.
Minimum Qualifications (Knowledge, Skills, and Abilities)
- Bachelor’s degree in real estate/Business, Construction, Planning and Finance or another related field preferred.
- 1-5 years of relevant experience in the residential building industry, consulting or engineering firm and/or relevant related practical experience is desirable.
- Hardworking, detail-oriented and analytical professional with a strategic mindset
- Proven strength in analysis and creative problem solving, communication, interpersonal relationships, self-motivation, and leadership.
- Ability to manage and/or coordinate multiple projects while working collaboratively with internal and external stakeholders.
- Willingness to learn and grow professionally.
- Extensive knowledge of Excel, Word, PowerPoint, & Outlook (3rd party market data experience preferred)
- Willingness to travel to land acquisition sites and consultant offices – a valid license is required.
