ESSENTIAL FUNCTION(S):
The essential functions include, but are not limited to the following:
· Oversee and manage the property’s Preventative Maintenance (PM) program, ensuring all equipment, systems, and facilities are maintained according to established schedules and manufacturer recommendations.
· Supervise and coordinate maintenance technicians, assigning tasks, monitoring completion of work orders, and ensuring quality standards are met.
· Conduct routine inspections of buildings, equipment, and mechanical systems to proactively identify maintenance needs and prevent operational issues.
· Assist in diagnosing complex maintenance issues and provide technical guidance and support to maintenance staff.
· Perform hands-on maintenance and repairs as needed in areas including electrical, plumbing, HVAC, swimming pools, carpentry, drywall, exterior structures, and appliances.
· Ensure all preventative maintenance and repair work is completed in compliance with safety standards, OSHA regulations, and company policies.
· Maintain and manage maintenance schedules, work orders, and preventative maintenance records within the maintenance management system.
· Coordinate with outside vendors and contractors for specialized maintenance, inspections, and repairs.
· Assist with inventory control and procurement of maintenance supplies, tools, and equipment to support operational needs.
· Monitor the condition of facilities and grounds to ensure the property maintains a high standard of safety, functionality, and appearance.
· Provide professional and responsive service to residents, members, guests, and staff.
· Foster a positive and collaborative team environment by working closely with fellow team members and other departments.
· Attend operational meetings and provide updates regarding maintenance priorities, projects, and facility conditions.
· Perform duties with due regard for the safety of self and fellow employees while exercising proper care and protection of company property.
· Read and interpret equipment manuals, technical specifications, and work orders to perform required maintenance.
· Perform other work-related duties as assigned.
Minimum Qualifications (Knowledge, Skills, and Abilities)
The essential functions include, but are not limited to, the following:
· High School Diploma or equivalent required.
· 4–6 years of building maintenance experience, with lead technician or supervisory experience preferred.
· Demonstrated experience coordinating preventative maintenance programs and maintenance scheduling.
· Strong working knowledge of building systems including electrical, plumbing, HVAC, swimming pools, carpentry, drywall, exterior structures, and appliances.
· Ability to diagnose complex mechanical and facility issues and determine appropriate corrective action.
· Experience using computerized maintenance management systems (CMMS) and basic inventory tracking systems.
· Proficiency with standard powered and non-powered maintenance tools and equipment.
· Valid driver’s license and reliable transportation.
· Strong leadership, communication, and organizational skills.
· Ability to prioritize tasks, manage multiple work orders, and support a maintenance team in a fast-paced environment.
· Professional appearance and commitment to delivering excellent service to residents and guests.
· Strong work ethic with a high level of accountability and attention to detail.
· Bilingual preferred but not required.
· CPO Certification preferred.
APPROXIMATE SCHEDULE AND HOURS:
Primarily evening shift. Full-time schedule may include weekdays, weekends, and holidays. Schedule may vary based on business needs.

Physical Demands and Work Environment
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this position. Our property sits on 767 acres and features many indoor and outdoor facilities that make up the work environment. While performing the duties of this position, the employee is regularly required to stand and move around for the entirety or majority of their shift. The employee may be working outside or inside and in different types of weather including excessive heat, cold temperatures, rain and sunshine. While performing the duties of this position, the employee is also regularly required to push, pull, bend, lift and/or move up to 50 pounds. Likely this role will require the ability to drive a golf cart to transport from one area of the property to another in a safe and secure manner.
