About This Position

Senior Leasing Specialist
Full Time | Hartford, CT, US
Salary Range: $33.00-$35.00/hr DOE
Schedule: Monday–Friday, 8:00 AM–4:30 PM

Carabetta Management is seeking a Senior Leasing Specialist to oversee leasing operations for our residential properties in Hartford, CT. The Senior Leasing Specialist's goal is to maintain high occupancy while ensuring compliance with HUD, LIHTC, Fair Housing, and Resident Selection Plans. Responsibilities include marketing, prospect engagement, application processing, move-ins, resident retention, and supporting leasing staff. This role may act on behalf of the Regional Property Manager as assigned.

Key Responsibilities

Responsibilities include, but are not limited to:

  • Manage full leasing lifecycle: advertising, tours, applications, approvals, and move-ins

  • Monitor vacancies, unit turnover, and lease-up activity

  • Convert phone, online, and walk-in prospects into qualified applicants

  • Process move-in files in compliance with HUD and LIHTC regulations

  • Conduct applicant interviews, credit, criminal, and EIV screenings per policy

  • Issue approval and denial notices in accordance with Fair Housing laws

  • Maintain accurate leasing files, databases, and reports

  • Coordinate marketing efforts and conduct market surveys

  • Support and guide leasing staff to achieve occupancy goals

  • Act as liaison between residents, site staff, and management

  • Implement resident retention strategies

Qualifications
  • Minimum 5 years of property management or affordable housing leasing experience is required.

  • Certified Occupancy Specialist (COS) and Tax Credit certification (TCS, C3P, or equivalent) is required.

  • Knowledge of HUD, LIHTC, and Fair Housing regulations.

  • Strong organizational, leadership, and interpersonal skills.

  • Ability to work independently and manage multiple priorities.

  • Proficient in MS Word, Outlook, and Excel.

  • Ability to maintain confidentiality and professionalism at all times.

  • Ability to lift up to 25 lbs

  • Bilingual (English/Spanish) is required.
