- Collaborate closely with internal teams (Development, Construction, Sales, Marketing, and Finance) to ensure acquired land meets design, cost, and timeline targets.
- Maintain detailed pipeline reports, tracking deals in process, probability of success, and projected closing dates.
- Stay current on local market trends, zoning changes, growth management plans, and regulatory shifts in Central Florida.
- Manage external consultants including civil engineers, land planners, surveyors, environmental specialists, and legal counsel.
- Minimum 5 years of progressive land acquisition and entitlement experience in the residential homebuilding or land development industry (Florida experience strongly preferred).
- Proven strong entitlement track record , must have successfully entitled multiple projects involving rezoning, density increases, or complex approvals.

- Strong network of relationships with land brokers, owners, engineers, and municipal officials in Central Florida.
- Excellent networking skills.
- Strong ability to conduct market / submarket research.
- Strong analytical and financial acumen — ability to underwrite deals and understand pro formas, development costs, and ROI.
- Highly organized with the ability to manage multiple projects and deadlines simultaneously.
