Position Summary
The Mortgage Loan Originator is responsible for originating residential mortgage loans while serving as a trusted advisor to clients and referral partners.
At American Bancshares Mortgage, Loan Originators are supported by an experienced operations, underwriting, and secondary marketing team committed to helping structure, support, and close compliant, salable loans. This role is designed for originators who value strong credit support, knowledgeable guideline interpretation, and a company culture that prioritizes collaboration and reputation protection.
The Mortgage Loan Originator works closely with Processing, Underwriting, Closing, and Leadership to ensure loans are structured correctly and executed efficiently from application through funding.
Key Responsibilities
Loan Origination & Structuring
- Originate residential mortgage loans in compliance with federal, state, and investor guidelines
- Meet with applicants to gather financial information and evaluate lending needs
- Analyze credit, income, assets, and collateral to determine loan eligibility
- Structure loan files in accordance with Agency (Fannie Mae & Freddie Mac), Government (FHA, VA, USDA), Jumbo, and Non-QM guidelines
- Ensure applications are complete and properly positioned prior to submission
Sales & Relationship Development
- Cultivate and maintain referral relationships with Realtors, builders, financial advisors, and other partners
- Represent ABSM professionally at networking and industry events
- Deliver a high-level client experience from application through closing
- Maintain consistent communication with borrowers and referral partners
Collaboration & Execution
- Partner proactively with Processors and Underwriters to maintain pipeline momentum
- Work closely with underwriting to structure complex scenarios within guideline parameters
- Address conditions and documentation needs promptly
- Escalate complex structuring or guideline questions appropriately
Compliance & Professional Standards
- Maintain working knowledge of:
- RESPA, TILA, TRID, HMDA, ATR/QM
- Federal and state regulatory requirements
- Investor overlays and agency guidelines
- Ensure full compliance throughout the loan lifecycle
- Maintain accurate documentation within the Loan Origination System
Product & Guideline Expertise
- Conventional (Fannie Mae & Freddie Mac)
- FHA, VA, USDA
- Jumbo
- Non-QM (Bank Statement, DSCR, Asset Depletion, etc.)
- HELOCs, Second Mortgages, Down Payment Assistance programs
Qualifications & Requirements
- Active NMLS license required
- Proven residential mortgage origination experience
- Strong working knowledge of Agency and Government guidelines
- Experience structuring Conventional and Non-QM loan scenarios preferred
- Proficiency in Encompass or comparable LOS
- Strong communication and relationship-building skills
- Ability to manage deadlines and pipeline volume in a fast-paced environment
- High level of professionalism and integrity
- High School Diploma or equivalent required
