Investment Analyst

POSITION SUMMARY:

The Investment Analyst is an integral part of the Elmington Commercial team, whose primary focuses are the acquisition, development, management, and ultimately disposition of commercial real estate. The Analyst is responsible for underwriting acquisition and development opportunities, for managing acquisition and loan due diligence processes, and for supporting a variety of Asset Management functions including but not limited to: property-level reforecasting, lease analysis, evaluation of new loan terms and refinance of existing loan terms, and communication of performance to investors. The Analyst will also be responsible for keeping the team apprised of current market conditions, primarily through careful monitoring and reporting of comparable leases and sale, market and submarket occupancy metrics, historical income and expense trends, and similar information.

ESSENTIAL JOB FUNCTIONS:
  • Drafts and maintains acquisition, development and re-development pro formas for potential new deals or projects.
  • Prepares investor memoranda, collects necessary information from investors, and assists with obtaining financing.
  • Manages the due diligence process during acquisitions, development, refinancing, or dispositions, obtaining third-party reports, interfacing with a variety of stakeholders during these processes.
  • Builds and maintains working relationships to acquire market insights from internal and external sources, such as lenders, appraisers, brokers and research professionals.
  • Maintains a variety of asset-level reporting databases to facilitate sound management of existing properties.
  • Drafts quarterly investor letters, and communicates with investors to address their requests and needs.
  • Monitors and analyzes specified commercial and multifamily real estate market conditions, key demographic and economic trends using the area's internal and external real estate, financial and economic data, and reports insights and developments to management and investors.
  • Contributes to the development of specialized research on new or emerging real estate opportunities to enable the company and management to capitalize on such opportunities.

SPECIFIC EDUCATION OR EXPERIENCE:
  • Bachelor's degree in business, economics, real estate finance, or related field
  • Master's degree in business, economics or related field considered if Bachelor's degree is in a different field
  • Prior experience in commercial real estate underwriting, analysis or asset management roles preferred
  • ARGUS experience or certification preferred

PHYSICAL DEMANDS AND WORK ENVIRONMENT:
  • Frequently sit, stand and walk.
  • Regularly required to talk or hear.
  • Frequently required to use hands or fingers to handle or feel objects, tools or controls.
  • Occasionally required to climb or balance, stoop, kneel, crouch or crawl.
  • Occasionally lift and/or move up to 25 pounds.
  • Vision abilities to include close vision, distance vision, peripheral vision and the ability to adjust focus.
  • The noise level in the work environment is usually moderate.
  • Temperature in the workplace is typically moderate, though the ability to withstand seasonal cold and heat of the outdoors is necessary.

TRAVEL REQUIREMENTS:
  • None required but may be requested to travel 1-2 days per month.
