Job Description
Position Summary
Gold Adam is seeking a highly resourceful and analytical Real Estate Strategist to
identify, evaluate, and help secure physical properties across multiple states for
business operations and strategic expansion. This individual will serve as a key real
estate research and acquisition resource for Gold Adam, developing a pipeline of
potential properties and locations that align with the company's operational, financial,
geographic, and growth objectives. The ideal candidate combines real-estate market
knowledge, investigative research skills, financial analysis, negotiation ability, and
strong execution. They should be comfortable searching beyond conventional
property listings and identifying off-market opportunities, distressed properties,
vacant buildings, commercial properties, land, and other locations that may create
strategic advantages for Gold Adam.
Key Responsibilities
Property Identification & Market Research
- Research and identify physical properties in multiple states that meet Gold Adam's operational and expansion criteria.
- Develop and maintain a pipeline of potential acquisition, lease, or partnership opportunities.
- Search commercial and residential property databases, public records, broker networks, auction platforms, local government resources, and other relevant sources.
- Identify both on market and off market opportunities.
- Monitor emerging markets, developing areas, distressed properties, vacant properties, foreclosures, tax delinquent properties, and other potentially advantageous opportunities.
- Research property ownership, zoning, permitted uses, property history, taxes, liens, and other relevant factors.
- Build relationships with commercial real estate brokers, property owners, developers, investors, municipalities, and other local stakeholders.
Property Evaluation
- Evaluate potential properties against Gold Adam's business requirements.
- Analyze location, accessibility, visibility, surrounding demographics, traffic competition, neighborhood characteristics, and future development.
- Review zoning and land use restrictions and identify potential permitting operational limitations.
- Evaluate purchase versus lease opportunities.
- Conduct preliminary financial analysis, including asking price, estimated market value, operating costs, taxes, insurance, renovation requirements, and potential return on investment.
- Identify potential risks and deal breaking issues before properties advance to the next stage.
Multi-State Expansion
- Develop market specific knowledge for states and metropolitan areas targeted by Gold Adam.
- Establish a network of trusted local real estate professionals and service providers.
- Compare opportunities across states using consistent evaluation criteria.
- Recommend markets and locations where Gold Adam may have an operational or strategic advantage.
- Travel periodically to inspect properties and markets when necessary.
Reporting & Strategy
- Present the strongest opportunities with supporting financial and market information.
- Maintain a centralized database/CRM of properties, contacts, financial information, due diligence findings, and next steps.
- Provide regular updates regarding market conditions and acquisition opportunities.
- Develop recommendations regarding where and when Gold Adam should expand its physical footprint.
Qualifications
- 3+ years of experience in real estate, commercial property, acquisitions, development, brokerage, site selection, investment, or a closely related field.
- Strong property research and analytical capabilities.
- Demonstrated ability to independently locate and investigate properties.
- Strong understanding of real estate transactions and due diligence.
- Excellent communication, organization, and negotiation skills.
- Ability to evaluate opportunities from both an operational and financial perspective.
- Ability to work independently across multiple states and manage numerous opportunities simultaneously.
- Strong proficiency with online research, spreadsheets, mapping tools, databases, and CRM/project-management systems.
- Willingness and ability to travel for property inspections and market research.
