Position Overview:
Under the general direction of the Vice President of Property Operations, the Regional Manager is responsible for managing the operations team of the assigned portfolio by providing support and leadership; communicating goals and objectives and ensuring all policy and procedural compliance matters are met. They are responsible for the profitability of an assigned group of properties, where results are measured by the overall economic performance. They will conduct all organizational business and practices in accordance with Redwood Living, Inc. policies.

Essential Duties and Responsibilities:

  • Directly responsible for managing the neighborhood to achieve budgeted goals

  • Responsible for accounts payable, accounts receivable, payroll, and monthly reporting

  • Approve payables for specified assets (within approval guidelines)

Staff Management:

  • Responsible for hiring, reviewing, managing, performance appraisal, and terminating site associates as needed

  • Manages employment or contracting for services of maintenance, housekeeping, leasing, and grounds-keeping

  • Assist with company-wide initiatives and training programs

Additional Duties:

  • Provide advanced level of customer service when dealing with clients, associates, and vendors

  • Maintain neighborhood compliance

  • Coordinate inspections and audits with bank examiners, equity partners, state agencies, and local government officials

  • Ensure staff adherence to all fair housing laws

  • Oversee the marketing of the neighborhood through various sources of print, online media, networking, and event management

  • Direct preparation of financial statements and reports on the status of neighborhoods such as occupancy rates and dates of lease expirations

  • Communicate the status of projects and issues with the Director of Property Operations on a regular basis

  • Perform all other related duties as assigned

  • Maintain a record of acceptable attendance and punctuality

Minimum Qualifications, Education, and Certifications:

  • High school diploma or GED required

  • Bachelor’s degree preferred

  • 3 years of sales management experience required

  • Proficiency in Microsoft Office Suite required

  • Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations

  • Ability to write reports, business correspondence, and procedure manuals

  • Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public

  • Ability to work with mathematical concepts such as accounting and fundamental geometry

  • Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical solutions

  • Ability to define problems, collect data, establish facts, and draw valid conclusions

  • Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form

  • Up to 50% travel is required in this role
