MAINTENANCE SUPERVISOR
Reports to: Property Manager
Pay: $17.00 – $20.00 per hour
FLSA Status: Non-Exempt (Hourly)

Position Overview
Join our team at Brentwood Apartments and make a difference! We're seeking a skilled and dedicated Maintenance Supervisor to help preserve the beauty and functionality of our property. In this role, you'll ensure residents enjoy a comfortable, well-maintained community while leading the maintenance, custodial, and grounds teams.

Key Responsibilities

• Manage inventory, ordering, and delivery of supplies and equipment for maintenance, custodial, and grounds teams, under the direction and approval of the Property Manager
• Respond promptly to work order requests, make-readies, and related tasks
• Schedule and perform preventative maintenance
• Ensure OSHA standards and company safety policies are followed at all times
• Fulfill on-call responsibilities
• Schedule and directly supervise all in-house and/or vendor work
• Schedule product review appointments to avoid "drop-in" sales calls
• Research and evaluate current and potential products used in community maintenance and upkeep
• Analyze and resolve work problems, or assist team members in solving them
• Initiate or suggest plans to motivate the team toward work goals
• Maintain the supply and upkeep of all Company-required tools
• Report unusual or extraordinary circumstances regarding the community or residents
• Maintain consistent communication with vendors/contractors on scheduling, billing, vendor relations, and certificates of insurance
• Ensure required community uniform, professional appearance, and attitude are maintained by all maintenance, custodial, and grounds personnel
• Respond courteously and efficiently at all times
• Maintain thorough knowledge of company policies and procedures
• Seek educational opportunities and self-improvement for personal growth and development

Supervisory Responsibilities

• Carry out supervisory responsibilities in accordance with Company policies and applicable laws, including planning, assigning, and directing work; appraising performance; rewarding and disciplining team members; and addressing and resolving complaints

Requirements

• High school diploma or GED, plus 3–5 years of related experience/training, or an equivalent combination of education and experience
• Valid driver's license with the ability to drive to daily activities
• Experience managing a diverse workforce; ability to manage conflict, provide direction, and drive results through staff performance management
• Ability to read and interpret safety rules, operating/maintenance instructions, and procedure manuals; ability to write routine reports and correspondence
• Ability to communicate effectively with customers one-on-one or in groups
• Ability to apply common sense to carry out detailed instructions and resolve standardized problems involving a few concrete variables
• HVAC certification required
• Ability to frequently sit, stoop, kneel, crouch, or crawl; frequently lift/move up to 50 lbs and occasionally over 100 lbs; ability to climb ladders
