Job Description
We are looking for a skilled, dependable, and hands-on Maintenance Technician to help keep our residential community safe, functional, and well maintained.
As a Maintenance Technician, you'll play an important role in the day-to-day upkeep of the property, handling a variety of general maintenance and repair needs across community grounds, buildings, equipment, and infrastructure. From troubleshooting repairs and maintaining waterlines to preparing the property for changing weather conditions, no two days are exactly the same.

What You'll DoMaintenance & Repairs- Perform routine maintenance on building and grounds systems throughout the assigned property.
- Perform general maintenance involving plumbing, electrical, basic carpentry, heating and cooling, and other building systems.
- Inspect equipment and machinery to identify items in need of repair and make or ensure repairs are completed in a timely manner.
- Troubleshoot maintenance issues and determine necessary repairs in coordination with the Community Manager and Regional Manager.
- Plan repair work using building blueprints or equipment manuals when needed.
- Maintain and repair waterlines throughout the assigned property.
- Help ensure necessary equipment remains in proper working condition.
- Order supplies and materials needed for repairs and maintenance with approval from the Community Manager and/or Regional Manager.
- Clean and assist with the general upkeep of community facilities.
- Maintain the grounds of the assigned property, including essential landscaping duties such as cutting grass.
- Perform snow removal and other seasonal property maintenance.
- Keep common and public areas, including sidewalks, clear of trash and foliage.
- Keep storm drains clear of foliage and debris.
- Prepare the property for changing weather conditions, including salting sidewalks and communal areas as necessary.
- Help maintain a clean, safe, and well-kept environment throughout the community.
- Perform other related duties as assigned.
We're looking for someone who is mechanically inclined, organized, attentive to detail, and comfortable tackling a variety of maintenance needs. The ideal candidate can assess a problem, determine what needs to be done, and work effectively with property management to get the job completed.
Qualifications- Knowledge of HVAC, plumbing, and electrical systems requested.
- Knowledge of the materials, methods, and tools used in the construction and repair of manufactured homes, buildings, underground utilities, or other structures.
- Excellent organizational skills.
- Strong attention to detail.
- Effective time-management skills.
- Ability to perform hands-on maintenance and repair work in an outdoor property environment.
- High School Diploma or GED required.
- One to two years of related experience preferred.
This is an active, hands-on position that requires:
- Prolonged periods of standing and walking.
- The ability to lift up to 50 pounds at a time.
- The ability to climb ladders up to 8 feet.
- The ability to bend and crawl into awkward spaces when necessary.
- Approximately 75% or more of the workday spent walking outdoors throughout the assigned property.
- A full range of body motion, including manual and finger dexterity and eye-hand coordination.
This position requires working outdoors year-round and may involve exposure to varying or extreme weather conditions, chemicals, dust, and noise from equipment.
Travel RequirementsLocal travel is required, including routine driving within the assigned community and/or region.
