About the Role
The Junior Abstractor supports the preparation and maintenance of abstracts by researching public land records, reviewing legal documents, and compiling accurate title information for Iowa real estate transactions. Working under the guidance of experienced abstractors and title professionals, this position develops knowledge of Iowa title standards, recording practices, and abstracting procedures while assisting with the preparation of new abstracts, continuations, and related title products.
What You'll Do
Research & Abstracting
- Conduct research of county land records, online databases, and internal systems to locate documents affecting property ownership and title history
- Accurately summarize recorded documents such as deeds, mortgages, easements, and judgments into comprehensive abstracts, reflecting the property's legal history
- Verify legal descriptions, ownership information, and recording data for completeness and accuracy
- Maintain organized and up-to-date records of title searches and abstracting activities within the company's title management system
Collaboration & Client Support
- Work collaboratively with Abstractors, Title Examiners, and other team members to resolve routine title questions and complete assignments
- Assist in addressing client inquiries related to title findings and provide information as needed in a professional manner
Professional Development
- Stay informed about changes in Iowa real estate laws, regulations, and industry best practices relevant to title abstracting
- Develop knowledge of Iowa land records, title standards, and recording practices through on-the-job training
- Meet established productivity, quality, and turnaround expectations
- Assist with other tasks/projects as needed
What You Bring
Required Qualifications
- High school diploma or equivalent
- Ability to learn Iowa title standards and abstracting procedures
- Strong attention to detail and analytical skills
- Excellent organizational and time-management abilities
- Effective written and verbal communication skills
- Ability to prioritize multiple assignments while meeting deadlines
- Ability to work both independently and collaboratively in a team environment
- Proficiency with Microsoft Office Suite (Word, Excel, Outlook)
- Successful completion of a background check
Additional preferred qualifications
- One year of experience in title abstracting, title research, real estate, legal research, county land records, or a related field
- Associate or bachelor's degree in a related field (e.g., paralegal studies, real estate, or legal studies)
- Experience reviewing legal or property records
- Basic understanding of legal descriptions and public land records
- Experience using county land record systems or title software

Work Environment & Schedule
- Full-time position
- Monday-Friday schedule
- Primarily office-based work with frequent computer use
- Frequent use of computer, phone, scanner, and standard office equipment
- Must be able to lift up to 15 pounds at times
- Reliable transportation required for daily deposits and document deliveries
- Primarily sedentary work performed in an office setting
