Job Description
Position Overview:
The Project Executive — Retail Commercial is responsible for driving business growth through proactive client development, strategic pursuit of new opportunities, and exceptional project delivery. This role is LGE’s primary sales and operational leader for retail construction — combining executive-level client relationship management with full accountability for the retail division’s revenue, margin, and delivery outcomes.
The role requires deep knowledge of national and regional retail construction trends, prototype programs, and multi-site delivery models. The Project Executive partners closely with Business Development and Preconstruction to build relationships with developers, retail brands, and tenant rep brokers — while leveraging LGE’s integrated design-build model as a key competitive differentiator in pursuit and delivery.
Mission: Drive growth and consistency in LGE’s retail construction portfolio through exceptional project delivery, proactive client service, and operational excellence. Build the market relationships and repeat client base that establish LGE as the leading design-build contractor for retail development in the Phoenix region.
Functions of Position:
The Project Executive — Retail Commercial is responsible for the fundamental sales, delivery, and leadership activities that drive growth and consistency across LGE’s retail construction portfolio. The role owns the retail pipeline from pursuit through close, oversees delivery of active retail and commercial projects, and builds and leads the division’s project team.
Duties Include:
Sales & Business Development
- Own the retail sales pipeline — identify, pursue, and close new retail construction opportunities across the Phoenix MSA and surrounding markets.
- Lead all pursuit efforts for retail projects: proposals, interviews, RFQ/RFP responses, and client presentations.
- Cultivate and maintain relationships with retail developers, national and regional brands, tenant rep brokers, and commercial real estate owners.
- Leverage LGE’s integrated design-build model as a competitive differentiator in every client conversation and proposal.
- Maintain active ICSC membership and participate in key retail real estate industry events, panels, and networking forums.
- Track retail market trends across Phoenix submarkets (Gilbert, Queen Creek, Buckeye, Scottsdale, West Valley) to identify emerging opportunities before they hit the open market.
Project Delivery & Operational Oversight
- Lead multiple retail and commercial projects simultaneously, ensuring adherence to LGE quality, schedule, and budget standards.
- Serve as the primary executive contact for key retail clients, maintaining relationships built on responsiveness and trust.
- Guide the project management team through design coordination, permitting, construction, and turnover.
- Provide oversight of project budgets, financial reporting, cost forecasting, and gross margin performance.
- Support rollout and multi-location retail programs with standardized quality and delivery methods.
- Oversee coordination with Preconstruction and Design to ensure cost-effective, constructible solutions.
- Conduct executive-level project reviews and participate in milestone meetings with clients and internal teams.
Team Leadership
- Lead and mentor Project Managers, Superintendents, and support staff — maintaining consistency and accountability across projects.
- Build out the retail division team in alignment with revenue growth, ensuring staffing anticipates pipeline growth rather than reacting to it.
- Promote and enforce safety, quality, and company process standards.
- Embody and reinforce LGE’s core values of communication, collaboration, proactivity, and quality.
Required Attributes
- Experience: 10+ years in commercial construction, with at least 5 years in retail projects.
- Track record: Demonstrated success managing multi-site and brand-driven retail programs (QSR, big-box, inline, pad site, or mixed-use).
- Market relationships: Established relationships with retail developers, national or regional brands, and/or tenant rep brokers in the Phoenix market — a portable book of business is strongly preferred.
- Retail expertise: Strong knowledge of prototype management, permitting, schedule sequencing, and tenant improvement delivery.
- Sales acumen: Demonstrated ability to originate and close construction contracts; comfortable leading client meetings, presentations, and negotiations.
- Industry involvement: Active ICSC participation or equivalent retail real estate network engagement.
- Leadership: Ability to lead multiple project teams concurrently with composure and clarity; experience building and growing a team.
- Financial fluency: Business acumen to own pursuit strategy, project budgeting, cost forecasting, and division P&L.
- Technology: Proficiency in Procore, Bluebeam, Microsoft Project, and Microsoft Office Suite.
- Travel: Ability to travel regionally as needed for client meetings, site visits, and industry events (estimated 15–25% of time).
Reporting
The Project Executive reports directly to the Regional Vice President and leads the retail division team. Conducts weekly team meetings and project status updates. Participates in executive leadership reviews and business development pipeline meetings.
Evaluation
Annual review by Regional Vice President to include peer and self-input. Reviews will be based on interactions and engagement with the team, delivery performance on active projects, and evidence of how you demonstrate company values, direct involvement in pursuit and client relationships, and revenue generation for the retail division.
