Overview:

The Estimator serves as a senior member of the PreConstruction team, responsible for leading the estimating process from conceptual budgeting through project award. This role develops accurate and competitive estimates for complex commercial construction projects while partnering with Operations, clients, design professionals, and subcontractors to support successful project execution.

Requirements: Responsibilities:
Estimating & Budget Development:
  • Review drawings, specifications, contracts, and bid documents to prepare accurate and competitive construction estimates.
  • Perform quantity takeoffs and develop detailed scopes of work for all construction trades.
  • Prepare conceptual, design development, GMP, and hard bid estimates.
  • Develop detailed project budgets, cost breakdowns, alternates, and value engineering recommendations.
  • Identify scope gaps, constructability concerns, cost risks, and pricing discrepancies throughout the estimating process.
  • Maintain accurate estimating files, historical cost data, and pricing databases.
Subcontractor & Vendor Ownership:
  • Solicit subcontractor and supplier pricing for bid opportunities.
  • Review, level, and compare subcontractor proposals to ensure complete scope coverage.
  • Clarify bid exclusions, qualifications, assumptions, and scope differences.
  • Develop and maintain strong working relationships with subcontractors and vendors.
Preconstruction Coordination:
  • Collaborate with owners, architects, engineers, consultants, and internal teams throughout the preconstruction process.
  • Participate in design reviews, preconstruction meetings, and budget discussions.
  • Prepare bid packages, proposal documents, and executive estimate presentations.
  • Support value engineering efforts by identifying cost-effective alternatives without compromising project quality.
Operational Collaboration:
  • Partner with Project Managers and Operations to ensure a successful transition from estimating to project execution.
  • Participate in project turnover meetings and communicate estimate assumptions, scope inclusions, and identified risks.
  • Visit project sites as needed to verify existing conditions and support estimating accuracy.
  • Compare estimated costs to actual project performance and identify opportunities for continuous improvement.
Continuous Improvement:
  • Monitor market conditions, labor trends, material pricing, and industry best practices.
  • Maintain current knowledge of applicable building codes, construction methods, and safety requirements.
  • Recommend improvements to estimating processes, tools, templates, and cost databases.
  • Support departmental initiatives that improve estimating accuracy, efficiency, and consistency.
Qualifications & Experience:
  • Minimum 5 years of commercial construction estimating experience, including experience in a Senior Estimator or lead estimating role.
  • Demonstrated experience estimating light industrial projects, including data centers, distribution centers, logistics, e-commerce, fulfillment, or warehouse facilities.
  • Bachelor's degree in Construction Management, Engineering, Architecture, or a related field.
  • Strong understanding of commercial construction means, methods, materials, and sequencing.
  • Demonstrated ability to interpret construction drawings, specifications, contracts, and technical documents.
  • Experience preparing detailed cost estimates, quantity takeoffs, and bid packages.
  • Strong mathematical, analytical, and problem-solving skills.
  • Ability to manage multiple estimates while meeting deadlines.
  • Excellent verbal, written, and organizational skills.
  • Experience with PlanSwift, Bluebeam, BIM360, BuildingConnected, or similar construction software.
  • Experience with negotiated, design-build, and hard bid projects.
  • Professional estimating or construction certifications (e.g., CPE, CEP, OSHA 30) are preferred.
  • Field construction experience or trade background is a plus.
Technical Skills:
  • Proficiency interpreting construction drawings, specifications, and contract documents.
  • Advanced quantity takeoff and cost estimating skills.
  • Knowledge of commercial construction means and methods.
  • Experience with Microsoft Office, Bluebeam, PlanSwift, BIM360, and BuildingConnected.
  • Ability to analyze project costs, identify risks, and recommend value engineering solutions.
  • Strong attention to detail and commitment to estimating accuracy.

  • Primary work location is the office, with periodic site visits during the preconstruction process.
