Job Description

NHK Capital Partners is looking for a Construction Manager at their Dallas, TX office. The Construction Manager is responsible for overseeing the execution of real estate development projects from pre-construction through completion. This role ensures projects are delivered on time, within budget, and aligned with company standards.

The Construction Manager serves as the primary bridge between field execution and internal leadership, providing clear visibility into project performance, risks, and progress.

Essential Job Functions
Project Management & Execution

  • Oversee day-to-day construction activities across multiple projects
  • Manage project timelines, ensuring milestones and deliverables are met
  • Coordinate with consultants, general contractors, subcontractors, architects, and engineers
  • Conduct regular site visits to monitor progress and quality

Budget & Cost Control

  • Track project budgets and monitor actual costs against projections
  • Identify cost overruns or risks early and escalate appropriately Support value engineering efforts to optimize cost without compromising quality
  • Evaluate PCCO, PCO requests from construction team / sponsor

Vendor & Contractor Management

  • Assist in bid review and contractor selection processes
  • Monitor contractor performance, timelines, and accountability
  • Ensure scope alignment and monitor contract compliance throughout the project lifecycle

Reporting & Communication

  • Provide regular (monthly) updates to leadership on project status, risks, and timelines
  • Translate construction activity into clear, business-relevant insights (very good)
  • Proactively flag issues and recommend solutions

Compliance & Quality Assurance

  • Ensure all projects meet safety standards, permitting requirements, and regulatory compliance
  • Monitor sponsor’s quality control across all phases of construction
  • Monitor inspections and ensure timely resolution of deficiencies

Pre-Construction Support

  • Participate in planning, budgeting, and scheduling during early project phases
  • Review plans and specifications for constructability and cost efficiency
  • Collaborate with internal stakeholders on project feasibility

Education and Experience

  • 5–10+ years of experience in construction management, preferably within commercial real estate development
  • Strong understanding of construction processes, budgeting, and scheduling
  • Experience managing multiple projects simultaneously
  • Proven ability to work with stakeholders, consultants, contractors, vendors, and cross-functional teams
  • Strong organizational and problem-solving skills
  • Effective communicator with the ability to engage both field teams and executive leadership

Preferred Experience

  • Experience in commercial or residential real estate development
  • Familiarity with permitting and regulatory processes
  • Experience working in a lean or fast-paced development environment

Physical Requirements
Constant sedentary work for prolonged periods up to 100% of the time with routinely moving and transporting up to 10 pounds, occasionally up to 25 pounds. Must be able to travel frequently, both domestically and internationally, using various modes of transportation including airplane. Must be able to detect, identify, inspect, observe, perceive and assess investor relations for assigned market(s). Must be able to constantly communicate and exchange accurate information. Constantly operates and uses computer and other relevant equipment and office machinery while performing repetitious movements.
