About This Position



*This position may be filled as a Building Trades II or Building Trades III, depending on qualifications.*

The Building Trades II performs semi-skilled work in the maintenance, repair and installations of general building components, fixtures, and equipment to include commercial carpentry, plumbing, painting, door hardware/access control, and general maintenance for the City and City School Facilities. Work is performed under the general supervision of the Building Maintenance Supervisor.

The Building Trades III performs skilled work in the maintenance, repair and installations of general building components, fixtures, and equipment to include commercial carpentry, plumbing, mechanical components including commercial door hardware/access control, painting and general maintenance for the City and City School facilities. Work is performed under limited supervision of the Building Maintenance Supervisor.

As of March 28, 2024, this position is part of the Labor and Trades bargaining unit, as defined by the City’s Collective Bargaining Ordinance (Ordinance No. 22-128). in accordance with the Labor and Trades Collective Bargaining Agreement (CBA) effective July 1, 2025. The pay rate cited below will apply to individuals hired into this position on or after July 1, 2025. Future wage adjustments are subject to terms and conditions of the collective bargaining agreement between the City and the exclusive bargaining representative. Starting pay for this position is based on applicable education, experience, and internal equity:

  • The preferred hiring amount for a Building Trades II is between $20.45 to $25.14 an hour ($42,536.00 - $52,291.20 Annually).
  • The preferred hiring amount for a Building Trades III is between $23.42 to $28.78 an hour ($48,713.60 - $59,862.40 Annually).

Building Trades II Responsibilities:
  • Responds to general maintenance issues, determining the tools, time and resources required to complete project needs/requests.
  • Performs general repairs, installations, inspection, and scheduled preventative maintenance in all areas of facility maintenance such as plumbing, flooring, commercial door hardware/access control, windows, walls, fixtures, millwork, casework, ceiling systems, masonry, sealants, roofing, gutters, etc.
  • Assembles, installs, moves, and disposes of office, classroom, and custodial furniture, equipment, and dispensers. This includes supporting staging for City projects and ensuring proper handling and disposal procedures.
  • Responds to other requests for service such as mold, pest control, etc. and follows up with appropriate course of action.
  • Enters, reviews, and provides information into the work order system for accurate accountability of time and resources.
  • Assists and cross trains with experienced technicians in all facets of daily operation and project completion, as needed, and assigned.
  • Operates a City vehicle in the performance of the job duties.
  • Maintains a clean and safe work area.
  • Reviews appropriate checklists to ensure that all critical parts are examined.
  • Follows safety instructions and attends appropriate safety training.
  • Responsible for appropriate use and maintenance of City equipment, tools, and other resources, including work time.
  • Regular and reliable attendance.
  • Subject to being called back to work to the City in emergencies or as needed to provide necessary services to the public. Must have the ability to be contacted and respond based on Departmental guidelines.

Building Trades III Responsibilities:
  • Responds to and investigates general and more complex maintenance issues, determining, and the tools, time and resources required to complete project needs/requests.
  • Assesses multiple complex assignments, projects and service demands and develops plan to address them.
  • Performs general to more complex repairs, installations, inspections, and scheduled preventative maintenance in all areas of facility management including plumbing, flooring, commercial door hardware/access control, windows, walls, fixtures, millwork, casework, ceiling systems, masonry, sealants, roofing, gutters, etc.
  • Assembles, installs, moves, and disposes of office, classroom, and custodial furniture, equipment, and dispensers. This includes supporting staging for City projects and ensuring proper handling and disposal procedures.
  • Responds to other requests for service such as mold, pest control, etc. and follows up with appropriate course of action.

  • Trade school or specialized technical maintenance training AND six (6) months of experience in carpentry, plumbing and/or general building maintenance.
OR
  • High school diploma or GED AND one (1) year of experience in carpentry, plumbing and/or general building maintenance.
OR
  • Three (3) years of experience in carpentry, plumbing and/or general building maintenance.
OR
  • An equivalent combination of education and experience may be considered in lieu of the specific requirements listed above.
Certifications/Licenses/Other Requirements
  • Must obtain and maintain a valid Virginia Driver’s License and acceptable driving record according to City criteria.
  • Required to successfully pass a pre-employment background check, pre-employment physical, and pre-employment drug test.
Preferred:
  • Experience in at least two of the four trade areas: carpentry, plumbing, general maintenance, and commercial door hardware/access control.

  • Basic familiarity and working knowledge of the work to know common principles and terminology and to understand and solve simple problems.
  • Working knowledge of basic building maintenance including carpentry and plumbing.
  • Working knowledge of hand tools, specialized power tools used in building maintenance.
  • Working knowledge of the occupational hazards and safety precautions of the trade including handling hazardous materials.

  • Basic: Ability to perform the four basic arithmetic operations (addition, subtraction, multiplication, division) to measure carpentry projects and estimate costs for planning of projects.

  • Basic: Provide standard project information to and interacts with others outside direct reporting relationships on procedures or general policies. Interaction requires recognizing different points of view to ensure understanding and appropriate response in determining requests for services. Establishes and maintains effective working relationships with co-workers and customers.
