Arete Res is looking for a results-driven Property Manager to lead operations at a multifamily residential community in the heart of Dallas. This role requires deep familiarity with the Dallas rental market, strong leadership, and a commitment to resident satisfaction. You’ll be responsible for maximizing occupancy, controlling expenses, and ensuring compliance with Texas property laws and Dallas-specific regulations.
Key Responsibilities
Operations & Compliance
• Oversee daily operations of a multifamily property (typically 150–500+ units)
• Ensure full compliance with Texas Property Code, Dallas City Ordinances, and TAA lease agreements
• Maintain accurate records for audits, inspections, and legal documentation
• Coordinate with city departments for inspections, permitting, and code enforcement
Financial Management
• Develop and manage annual budgets, including forecasting for Dallas County property taxes and insurance premiums
• Monitor rent collections, delinquencies, and eviction proceedings in accordance with Texas law
• Approve vendor invoices and manage cost controls to meet NOI targets
Leasing & Marketing
• Drive occupancy through strategic marketing tailored to Dallas demographics and seasonal trends
• Supervise leasing staff and ensure compliance with TAA lease documentation
• Conduct market comps and adjust pricing based on local competition and economic indicators
Resident Experience
• Create a welcoming, community-focused environment that reflects Dallas’s diverse culture
• Resolve resident concerns promptly and professionally
• Organize community events that resonate with local traditions
Maintenance Oversight
• Coordinate with maintenance teams and third-party vendors for timely repairs
• Ensure compliance with Dallas building codes and safety standards
• Conduct regular property inspections to maintain curb appeal and asset integrity
Team Leadership
• Hire, train, and supervise on-site staff
• Conduct performance reviews and promote a culture of accountability
• Ensure staff are trained on Texas-specific leasing laws and emergency protocols (including tornado preparedness)
Qualifications
• Minimum 3 years of experience in multifamily property management in Texas (Dallas experience preferred)
• Strong knowledge of Texas landlord-tenant laws, TAA lease agreements, and Dallas eviction procedures
• Proficiency in property management software
• CAM, CAPS, or CPM certification preferred
• High school diploma required; college degree in business or real estate preferred
• Bilingual (English/Spanish) a plus
