The Role

Longacre Asset Management is hiring a Capital Projects Manager to run renovation and construction projects across our NYC residential portfolio. You represent Longacre and manage the contractors who perform the work: hiring them, holding them to budget and schedule, keeping management informed, and raising problems early.

Requirements:

What You'll Do

• Run capital and renovation projects from scope and budget through completion.

• Hire and manage general contractors, architects, engineers, and subs; get and compare bids, negotiate contracts, and hold vendors to the scope, budget, and schedule.

• Work with building superintendents on site access, scheduling, and tenant notice.

• Track each project's budget and schedule, report status to management, and flag delays and overruns early.

• Review and approve contractor pay applications, releasing payment only for work that's in place.

• Review and approve change orders before any scope or cost change proceeds.

• Visit sites to check progress, workmanship, and safety.

• Line up the permits, inspections, and sign-offs each project needs, working with our Compliance Administrator and DOB expediters.

• Handle urgent repairs when superintendents, tenants, or management flag them.

• Keep clean project records — contracts, budgets, change orders, permits, and close-out documents.

What You Need

• 5+ years managing construction or renovation projects in NYC, ideally on the owner's side for multifamily buildings.

• A track record of running several projects at once by managing contractors, not doing the work yourself.

• Working knowledge of NYC permitting (DOB filings and sign-offs) and the local laws that affect existing buildings (LL11, LL97, LL152, LL126).

• Relationships with NYC contractors, architects, engineers, and expediters — or the ability to build them quickly.

• Strong budget and schedule management, and the willingness to hold vendors accountable.

• Clear communication and a habit of raising problems early.

• Comfort with project and property software (Yardi, MS Project, Procore, or similar).

• A degree in construction management, engineering, or architecture, or equivalent experience.

• A valid driver's license preferred, for travel between buildings.
