Director of Facilities
NeighborWorks Umpqua | Roseburg, OR | Full-Time, Exempt
NeighborWorks Umpqua (NWU) is looking for an experienced facilities leader to direct our maintenance operations and lead capital planning across our entire portfolio — apartment communities, single-family rental homes, office buildings, and other NWU facilities. This is a director-level role with real ownership: you'll set the maintenance and capital strategy, lead our maintenance team, and take the lead on NWU's organization-wide safety program, all while helping shape how NWU grows and cares for the communities we serve.

This role moves between office space, residential properties, and warehouse/retail environment, with regular site visits in all weather conditions. Some physical work is required, including the ability to lift up to 75 lbs. and use hand and power tools for building repairs.

NeighborWorks Umpqua (NWU) is looking for an experienced facilities leader to direct our maintenance operations and lead capital planning across our entire portfolio — apartment communities, single-family rental homes, office buildings, and other NWU facilities. This is a director-level role with real ownership: you'll set the maintenance and capital strategy, lead our maintenance team, and take the lead on NWU's organization-wide safety program, all while helping shape how NWU grows and cares for the communities we serve.
What You'll Do
- Hire, train, and supervise NWU's maintenance team, assigning and inspecting work across all properties — and personally step in on repairs during emergencies or when the team needs extra hands
- Conduct regular property inspections, track work orders and preventive maintenance through our maintenance management software, and keep resident service and repairs on standard
- Assess capital needs property by property, build long-range capital plans and cost estimates, and manage the capital and maintenance budgets against them
- Negotiate and manage vendor and contractor relationships — soliciting bids, inspecting completed work, and overseeing NWU's vehicle fleet
- Lead cross-departmental capital and improvement projects (for example, energy efficiency upgrades), and provide maintenance input on new development and rehab projects, including punch list closeout and warranty follow-through
- Partner with Resource Development, Finance, and Property Management on grant-funded capital work, budgets, and reporting
- Take the lead on NWU's organization-wide safety program, oversee the safety committee, and lead property loss/damage insurance claims
- Set maintenance and capital performance metrics and report results to leadership
- 8+ years of progressively responsible experience in multifamily, commercial, or institutional facilities/maintenance management, including at least 4 years of supervisory and multi-site experience — or an equivalent combination of education, certification, and experience (e.g., an Associate degree, trade license/journey-level certification, or Certified Maintenance Manager/Certified Apartment Maintenance Technician credential)
- Experience with capital planning, reserve studies, or major systems replacement across multiple properties strongly preferred
- Knowledge of affordable housing programs, NSPIRE standards, and Fair Housing requirements
- Strong leadership skills and hands-on knowledge of building systems (electrical, plumbing, mechanical)
- Valid Oregon Driver's License with a driving history acceptable to NWU's insurance provider
- Bilingual English/Spanish communication skills a plus
