Position Summary
The Real Estate Coordinator (West Region) supports and coordinates regional real estate activities from initial underwriting through acquisition, project execution, and final disposition. This position serves as a central point of coordination for project information, key transaction milestones, approvals, due diligence, presentations, and documentation, working closely with Real Estate leadership, internal departments, builders, consultants, and other external parties. The position prepares acquisition and disposition presentations, maintains project files and information, and organizes and manages project underwriting templates, working with 3rd party consultants and other departments as necessary.
Essential Duties and Responsibilities
The essential functions include, but are not limited to the following:
- Maintain regional acquisition/disposition pipeline for investment structure.
- Organize and manage project underwriting templates working with 3rd party consultants for project reports necessary for Land Committee approval.
- Prepare Acquisition and Disposition project presentations.
- Work with Walton Real Estate leaders to:
- Review 3rd party reports to create A&D committee presentations for investment approval.
- Identify and track monetization strategies and proformas on a project-by-project basis.
- Prepare monthly, quarterly, and annual property reports.
- Work with appropriate internal departments to:
- Create builder snapshots along with builder models with updates as deals progress.
- Create templated investment overviews for the different investment platforms.
- Conduct initial market analysis and underwriting for new land acquisition opportunities, gathering and synthesizing market intelligence from builders, consultants, and other sources as appropriate.
- Partner with the Legal department to prepare deal information sheets and project-specific details for acquisition and/or option agreements, and coordinate internal approvals, execution, distribution, and filing of transaction documents, including amendments, easements, authorizations, and other project-related agreements.
- Coordinate with external property tax consultants and land and/or agricultural tenants regarding exemption applications/documentation.
- Maintain organized due diligence files for acquisitions and dispositions, including reports, agreements, correspondence, and historical project information; coordinate retrieval and distribution of materials as needed.
- Maintain current project information on land holdings, entitlements, transactions, and key milestones.
- Track key transaction and project milestones, approvals, closing dates, deliverables, schedules, and outstanding action items, proactively coordinating follow-up with Walton Asset Management teams and other internal and external stakeholders.
- Manage builder division and regional relationships, working with assigned representatives to gather and validate market intelligence for underwriting, land acquisition, and ongoing project decisions.
- Research and stay current on market changes and legislation affecting assets and future acquisitions in assigned region.
- Perform other duties as assigned.
Minimum Qualifications (Knowledge, Skills, and Abilities)
- Must reside in Arizona.
- Bachelor’s degree in a field related to real estate development is preferred (i.e., construction, finance, economics, architecture, engineering).
- 2 to 3 years of relevant experience (Finance and/or real estate background preferred).
- Proficient in Microsoft 365, including Word, PowerPoint, Excel, Teams, and SharePoint; experience with Project, D365, and/or other project-management systems preferred.
- Strong communication and organizational skills to coordinate the regional acquisition, entitlement, and disposition process across departments and with external stakeholders.
- Ability to exercise good judgment, take initiative, function independently, and work collaboratively with others.
- Strong attention to detail, follow-through, and ability to coordinate and prioritize multiple deadline-driven projects and stakeholders in a fast-paced environment.
