Floater Maintenance Technician in Demorest, Georgia at Arc Living LLC

We're looking for an experienced Maintenance Technician who enjoys solving problems, takes pride in quality workmanship, and thrives in a fast-paced, multi-property environment. This position will support two of our communities—Deryn in Gainesville, GA, and The Villas at Old 441 in Demorest, GA—providing hands-on maintenance support where it's needed most.

The ideal candidate is dependable, customer-focused, and comfortable working independently while supporting the needs of multiple communities. During the peak summer season, additional maintenance support will be needed at Deryn, making flexibility and a willingness to adjust priorities based on community needs especially important.

In addition to competitive hourly pay, eligible Maintenance Technicians have the opportunity to earn monthly renewal commissions, recognizing the important role maintenance plays in resident satisfaction and lease renewals.

As a Maintenance Technician supporting both Deryn and The Villas at Old 441, you'll play a vital role in preserving the appearance, safety, and functionality of both apartment communities. Responsibilities include:

• Complete resident service requests promptly, professionally, and with a customer-first attitude.
• Travel between Deryn in Gainesville, GA, and The Villas at Old 441 in Demorest, GA to provide maintenance support based on community needs.
• Provide additional maintenance support at Deryn during the peak summer season.
• Prepare vacant apartment homes by completing quality make-readies on schedule.
• Troubleshoot and repair HVAC systems, plumbing, electrical, appliances, drywall, painting, flooring, and general carpentry issues.
• Perform preventative maintenance throughout both communities.
• Maintain the appearance and functionality of common areas, amenities, and grounds.
• Assist with emergency maintenance and participate in an on-call rotation.
• Work closely with the Maintenance Supervisors and Community Managers at both properties to prioritize daily work and achieve team goals.
• Communicate effectively with property teams regarding work completed, outstanding repairs, and maintenance priorities.
• Follow all company safety policies and OSHA guidelines.
• Deliver exceptional service while building positive relationships with residents and team members at both communities.

We're looking for someone who has:

• At least two years of apartment maintenance experience preferred.
• EPA Type II or Universal Certification strongly preferred.
• Working knowledge of HVAC, plumbing, electrical, appliance repair, drywall, painting, flooring, and general maintenance.
• Strong troubleshooting and problem-solving abilities.
• Excellent organizational, communication, and customer service skills.
• Ability to manage changing priorities and provide support across multiple communities.
• Ability to work independently while contributing to a collaborative team environment.
• Valid driver's license and reliable transportation, with the ability to travel between Deryn and The Villas at Old 441 as needed.
• Ability to lift up to 75 pounds, climb ladders, and work both indoors and outdoors in varying weather conditions.
