Summary of Position

The Lead Maintenance Technician plays a critical role in ensuring the overall upkeep and functionality of the apartment community. This is a working lead position, with day-to-day maintenance responsibilities at its core. In addition to performing repairs, preventive maintenance, and responding to resident service requests, the Lead Technician will serve as a resource and mentor to the maintenance team, helping to uphold standards, share knowledge, and contribute to a culture of continuous improvement—without assuming full supervisory or managerial duties.

Principal Accountabilities

  • Perform hands-on maintenance duties including troubleshooting, diagnosing, repairing, or replacing:
    • HVAC systems (split systems, heat pumps, PTACs)
    • Appliances
    • Electrical and plumbing systems (including water heaters)
    • Building elements (floors, walls, ceilings, doors, windows, roofing, siding, etc.)
  • Complete resident work orders in a timely, courteous, and professional manner.
  • Participate in the on-call emergency maintenance rotation and ensure proper response protocols are followed.
  • Assist in maintaining curb appeal and community standards through exterior and grounds upkeep.
  • Support property readiness by participating in apartment turnovers, inspections, and make-readies.
  • Help implement preventive maintenance schedules to extend equipment life and minimize breakdowns.
  • Maintain safety procedures, proper storage of tools/equipment, and adherence to OSHA and EPA standards (especially regarding pool/spa maintenance and refrigerant handling).
  • Provide informal guidance and support to maintenance team members; offer troubleshooting tips, share best practices, and help new team members onboard and learn the Artisan way.
  • Coordinate with the Community Manager or Director of Maintenance Operations on vendor oversight and supply needs, as requested.
  • Maintain accurate logs and inventories of tools, parts, and maintenance activities.
  • Lead by example in following Artisan policies and procedures, Fair Housing, ADA, and other regulatory standards.
  • Participate in Artisan-led training and development programs.
  • Oversee team of 2-3 Maintenance Technicians, sharing maintenance workload and coaching as needed.

Qualifications:

  • 5+ years of experience in multifamily or similar maintenance environment preferred.
  • EPA Universal or Type II Certification preferred.
  • CPO (Certified Pool Operator) certification, or willingness to obtain.
  • Ability to mentor and lead by example, with strong communication and troubleshooting skills.
  • Proficiency with hand and power tools; capable of lifting 50+ lbs., working on ladders, and in varying conditions.
  • Organized, self-motivated, and solution oriented.

Requirements

  • 5+ years of experience in multifamily or similar maintenance environment preferred.

  • High school diploma or equivalent.
  • Basic understanding of electrical, hydraulic, and other systems.
  • Knowledge of general maintenance processes and methods.
  • Working knowledge of tools, common appliances, and devices.
  • A valid driver’s license and reliable transportation are required for this role.
  • Basic computer proficiency preferred.

The pay range for this role is:
37 - 39 USD per hour(Shoreview, MN)
