Role Summary
The Concierge Laundry Lead is a resident-facing position responsible for operating the on-site "Concierge Laundry Service" at properties where individual units lack washer and dryer connections. This role acts as a critical service ambassador, managing the full lifecycle of resident laundry—from intake and washing to drying and organized storage—ensuring a premium amenity experience that addresses occupancy gaps in non-W/D units. The ideal candidate is a detail-oriented professional with prior experience in high-volume laundry operations and a commitment to meeting strict service timelines.
Key Responsibilities
Service Operations & Management
- Execute professional-grade washing and drying of resident laundry using dedicated on-site facilities.
- Manage the "branded bag" system, ensuring all laundry is collected, processed, and stored exclusively in standardized, property-branded bags to maintain organization and brand standards.
- Enforce service limitations, such as the initial "one bag per week per unit" usage cap.
- Organize and manage the secure storage of processed laundry in the designated locked facility for resident pickup.
Administrative Tracking & Compliance
- Utilize the property’s reservation system (e.g., Loft) to track appointments and manage daily volume.
- Ensure every resident signs the required liability waivers and intake documentation during each drop-off to protect the company from liability.
- Maintain accurate digital logs (e.g., Google Sheets) of all items received, processed, and returned to residents.
- Coordinate with the Service and Management teams to report any equipment issues or supply needs immediately.
Facility Stewardship
- Maintain the dedicated laundry center in a clean, organized, and "tour-ready" condition at all times, as the facility serves as a key marketing amenity.
- Oversee the security of the facility, ensuring it remains locked when not in use or when the concierge is managing logistics across different areas.
Key Performance Indicators (KPIs)
Metric Target
Turnaround Time 100% of laundry is processed and ready for pickup within 24 hours of drop-off.
Record Accuracy 100% compliance with resident signatures and liability waiver collection.
Resident Satisfaction Maintenance of high positive sentiment regarding service quality and care of garments.
Facility Readiness 100% "tour-ready" status of the concierge laundry room during business hours.
Requirements:Required Experience and Skills
- Minimum of 1–2 years of experience in a professional laundromat, dry cleaner, or hospitality laundry environment.
- Proven ability to manage high-volume tasks while maintaining an uncompromising eye for detail.
- Strong time-management skills with a demonstrated ability to meet defined daily and weekly timelines.
- Exceptional interpersonal skills; must be able to provide friendly and professional service to a diverse resident base.
- Proficiency in basic digital tools for tracking and reservations (e.g., mobile apps, Google Sheets).
Preferred Certifications and Experience
- Being bilingual (English/Spanish) is highly preferred to effectively communicate with the resident community.
- Prior experience in a residential property management or concierge service role.
Working Conditions
The Laundry Concierge position requires frequent physical activity, including standing for extended periods, bending, and lifting laundry bags (up to 35–50 pounds). Work is primarily performed in a laundry facility environment which may experience higher temperatures. The role requires consistent presence during scheduled service hours to facilitate resident drop-offs and pickups.
