Job Summary:
We are seeking a highly motivated and experienced Maintenance Supervisor. The ideal candidate will have a high work ethic, commitment to quality work, high standards, exceptional attendance, impeccable leadership, and attention to detail.
Key Responsibilities:
- Assign work orders to technicians based on their strengths, experience, and workload.
- Ensure routine work orders are completed within 72 hours.
- Communicate with residents regarding the timely completion of their maintenance requests.
- Train, develop, and supervise maintenance technicians
- Assist Property Manager and Assistant Property Manager in developing clear communication between office and maintenance.
- Lead weekly make ready meeting, ensure completion of turns within 5 days.
- Hold daily meetings with staff to assign work, encourage them, and answer any questions.
- Check maintenance staff results in the field and coach up techs where necessary
- Participate in management development and other training programs
- Re-enforce communications from Regional and Property Manager to the Maintenance Team.
- Oversee stocking and inventory of maintenance equipment and supplies.
- Communicate with vendors and facilitate entry as needed.
- Conduct and document regular inspections at predetermined intervals.
- Conduct move-in/move-out inspections and pre-inspections.
- Oversee hiring and scheduling of maintenance technicians.
- Maintain key inventory including; master keys, resident keys, vendor keys, and check-in/check-out systems.
- Develop and implement preventive maintenance programs.
- Ensure all maintenance work is completed to a high standard
- Ensure all maintenance work is completed within 72 hours and within budget
- Ensure all maintenance work is completed safely and in compliance with regulations.
- 5 years of experience in apartment, hospitality, or facility maintenance
- Strong leadership and communication skills
- Knowledge of Property Management
- Ability to work independently and as part of a team
- Ability to prioritize tasks and manage time effectively
- Strong problem-solving skills
- Must be a self-starter and take pride in the work.
- Ability to work in a fast-paced environment.
- Ability to adapt to changing priorities and deadlines.
- Valid driver's license and insurance, and ability to travel to assigned properties within the designated area as needed.
- Exceptional attention to detail.
- Excellent background in maintenance and employee relations.
- Experience hiring and developing team members.
- Computer savvy, experience working in Yardi & Rent Manager Software.
