About This Position
GENERAL JOB SUMMARY
The Property Owner Navigator primarily handles all Compliance in-house closing assignments and analysis, including scheduling and processing the transaction and related documents in Salesforce. The role also involves recording Compliance title documents, including Release of Interest and Reconveyance Deeds when Compliance property owner either voluntarily or involuntarily reconveys their property to the DLBA with the Wayne County Register of Deeds office. Additionally, the Property Owner Navigator works collaboratively with all stakeholders to assist property owners with resources that assist them with their property renovation, including processing property owner’s grant applications for DLBA funded grants. The ideal candidate is detail-oriented, analytical, and able to manage multiple tasks independently while meeting deadlines.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Research real estate documents, examine/review titles, and analyze documentation such as executed purchase agreements, mortgages, liens, judgments, and tax information.
Monitor, process and record Compliance Reconveyance Quit Claim Deed (RQCD)s and Release of Interest Quit Claim Deed (QCD)s and submit to Wayne County for processing.
Handle all inquiries on title status for Compliance properties currently being monitored in Compliance.
Facilitate the scheduling and in-house closing process for reconvey reconsideration transactions, as well as recording the transaction in Salesforce and with the Wayne County Register of Deeds.
Summarize recorded documents that affect property titles and enter into Salesforce.
Process Compliance property owner DLBA Finish Line Grant applications in accordance with program guidelines.
Record Finish Line Grant applications including status and follow up in Salesforce per Finish Line Grant policies and procedures.
Connect property owners with discounts, financing options, and other home repair-related resources enabling property owners to renovate their property faster, stay in compliance with property codes, fulfill their purchase agreement, and proceed with successful homeownership.
Developing creative solutions to assist property owners with barriers they face in renovating their properties and/or getting them occupied.
Attending DLBA-sponsored and externally sponsored community events, meetings, and office hours to represent the compliance team (during and outside of work hours).
Attending internal DLBA meetings to facilitate collaboration and coordinated efforts.
Identifying grant opportunities that benefit property owners. Creating processes to procure, manage, and distribute funds.
Create, Maintain, and publish monthly newsletter.
Perform other related duties as assigned by leadership.
QUALIFICATIONS (Knowledge, Skills, Abilities)
High school diploma or GED required, Bachelor's degree in business administration or related field preferred.
Minimum of three (3) years’ experience in title insurance, mortgage, real estate, real estate law, or other real estate services, including direct title processing and examination experience.
Experience in all aspects of title, including analyzing and understanding chain of title and defects.
Solid understanding of the real estate principles including property closing, purchase agreement assignment, subordination agreement, property reconveyance, and property release of interest.
Previous grant application processing experience, preferred.
Notary Public or ability to obtain license, preferred.
Demonstrated commitment to quality improvement and performance excellence.
Excellent customer service to both internal and external customers.
Effective conflict resolution skills that demonstrate negotiation and building effective business partnerships internally and externally.
Proven record of accomplishment of working in a highly dynamic and fast-paced environment.
Proficiency with the following software: Salesforce, Microsoft Office Suite (Word, Excel, and PowerPoint), Datatrace, TLO, and Adobe Pro.
Ability to work non-traditional hours as needed to represent DLBA at community events (some night and weekends may be required).
Excellent time management and organizational skills and the ability to meet deadlines.
Strong organizational skills with the ability to manage multiple tasks and meet strict deadlines.
Analytical thinking, research ability, and strong attention to detail.
Excellent written and verbal communication skills; able to translate complex title situations into clear, client-friendly explanations.
Ability to adapt to changing client requirements and make sound independent decisions.
