How you will contribute to our TEAM:
- Review and interpret blueprints, specifications, and design documents to identify scope, constructability issues, discrepancies, and potential change events.
- Identify, develop, and manage change orders from initial scope discovery through detailed pricing, takeoffs, quote solicitation, cost breakdowns, negotiation support, tracking, and final approval.
- Prepare detailed labor, equipment, and material breakdowns for bids, estimates, and change order proposals; validate quantities and pricing against production rates and historical data.
- Draft, submit, and track RFIs; coordinate with designers, subcontractors, and field teams to clarify scope and integrate responses into updated plans, costs, and schedules.
- Manage the full submittal process including register development, technical review, coordination, approvals, distribution, and field compliance.
- Lead procurement activities—issuing RFQs/RFPs, leveling quotes, preparing POs/subcontracts, expediting fabrication/delivery, and coordinating installation needs with the superintendent.
- Support field operations by providing updated drawings, clarifications, quantities, and installation details; assist with tracking progress and verifying installed quantities.
- Assist project controls through budget setup, cost tracking, forecasting support, and reporting cost/schedule impacts.
- Maintain organized documentation for RFIs, submittals, change orders, procurement, and correspondence in the project’s document control system.
- Assist with project closeout including as-builts, warranties, and turnover deliverables.
Qualifications and Experience:
- Bachelor’s degree in Construction Management, Engineering, or related field (or equivalent experience).
- 2–5+ years of experience supporting large, long-duration construction projects.
- Demonstrated experience reviewing and interpreting complex construction drawings and specifications.
- Hands-on experience managing change orders, RFIs, and submittals from creation through approval.
- Experience performing quantity takeoffs, cost breakdowns, and supporting estimates.
- Familiarity with construction means, methods, and field operations.
- Experience supporting procurement, including RFQs, quote leveling, and vendor coordination.
- Proficiency with construction management software (e.g., Procore, Bluebeam, Autodesk, Excel).
- Strong communication, organization, and technical problem-solving abilities
- Strong ability to read and interpret complex blueprints, specs, and technical documents.
- Knowledge of construction means, methods, sequencing, and field operations.
- Skill in developing detailed quantity takeoffs, cost breakdowns, and change order pricing.
- Knowledge of contracts, change order processes, RFIs, submittals, and procurement workflows.
- Skill in coordinating with designers, subcontractors, vendors, and field teams.
- Proficiency with construction software (e.g., Procore, Bluebeam, Autodesk, Excel).
- Ability to identify design discrepancies, scope gaps, and constructability issues.
- Strong written communication for technical documentation and change order narratives.
- Ability to manage multiple tasks, deadlines, and high-volume documentation.
- Strong analytical, problem‑solving, and technical troubleshooting abilities.
