About This Position
Job Summary:
To assist in the performance of duties necessary to keep the physical structure and associated equipment of hospital in good repair.
Functions and Duties:
- Maintain and repair HVAC equipment and associated components in working order.
- Repair/install HVAC ducting, diffusers, dampers and controls.
- Maintain a current EPA Freon certificate.
- Maintain current refrigerant record of use.
- Performs all assigned tasks in a professional manner to reflect the highest integrity of the Maintenance department.
- Assists in maintaining and repairing HVAC controls and associated equipment to maximize efficiency levels in all environmentally controlled areas.
- Performs urgent corrective, routine and requisitioned repairs of electrical, mechanical and plumbing systems as required.
- Performs preventative maintenance duties to all physical structures of hospital and complies with all building safety codes. This is to include facility equipment and associated controls.
- Performs preventative maintenance on equipment and systems as required.
- As required, assists in maintaining electrical wiring and emergency generator systems.
- Inspects and tests equipment/systems.
- Maintains routine records of all inspections, preventative maintenance and repairs performed on any equipment or system.
- Repairs walls and physical surfaces, cosmetic items, protection, and other treatment area components as needed including paint touch-ups.
- Assists in replacing, installing, repairing and testing electrical circuits, equipment, appliances and lighting systems as required.
- Assists and supports grounds and property maintenance as necessary. Duties include: light pavement maintenance, grounds keeping, safety marking maintenance, building exterior maintenance, rubbish removal, etc.
- Performs manual duties as requested (i.e., moving supplies or furniture, replacing light bulbs, removing trash or scrap material).
- Performs all other duties as assigned
Minimum Qualifications:
Education
- High school or equivalent required.
Experience
- Minimum 10 years’ experience HVAC w/5-10 ton systems preferred.
Certifications, Licenses, and Registrations
- Valid Driver’s license required.
- HVAC certification preferred.
- EPA universal refrigerant certification preferred.
Skills and Abilities
- Ability to read and understand blueprints and schematics
- Ability to read and understand manufactures operating procedures
- Ability to trouble shoot and determine corrective repair to equipment
- Working knowledge of refrigeration systems
- Understanding and experience in trouble shooting controls
Physical Demands:
- Sit or stand for a prolonged periods of time.
- Regularly exposed to body fluids with the risk of blood borne pathogens or airborne pathogens.
- Average lifting 50 pounds / Able to transfer 60 pounds.
- Able to wear personal protective equipment (PPE) (mask, gown, gloves, other hearing and body protection).
- Works in a safe manner with all tools and equipment needed to accomplish the above essential functions and duties. Examples: ladders, hand and power tools, industrial tools such as table saws, portable pumps, drain cabling and hydro flush machines.
- Able to use stairwells to move from floor to floor.
- Able to lift or position materials greater than 50 pounds with assistance or assistive devices; requesting assistance is expected.
- Required in positioning and moving furniture, equipment, and construction materials.
- Considerable twisting, bending, stooping, kneeling and reaching during many aspects of job duties.
- Motor coordination and manual dexterity.
- Able to hear changes in pitch necessary to recognize normal and not normal mechanical sounds.
- Able to use one or both hands for grasping, pushing/pulling and fine adjustments to perform procedures.
- Able to feel vibrations and temperature changes.
- Near acuity: clarity of vision at 20 inches or less, with 20/40 vision or better with or without correction.
- Far acuity: clarity of vision at 20 feet or more, with 20/40 vision or better with or without correction.
- Ability to adapt to continually changing environment.
