About This Position

A qualified candidate for the Project Manager 3 position will possess experience directing the construction of large complex construction projects or construction programs with multiple separate projects. The PM3 role is to direct, from inception to completion, the construction process for all programs and projects assigned to this individual. The PM3 will provide leadership from preliminary budgeting, through final design, permitting, construction and program and project closeout on their assigned programs and projects.

  • Must provide their assigned projects energetic, accountable, and competent leadership.

  • Must proactively control all aspects of the program or project, do not wait for anything.

  • Responsible to manage and maintain a good relationship with the Owner, Architect, and all trade partners. They are to ensure that none of these relationships interfere with the overall success of assigned programs and projects.

  • Must know and have been part of the negotiating team for the Owner Contract. With this intimate knowledge will be able to coach and train his subordinates to understand what we are bound to.

  • Attend site visits, pre-bid meetings, jobsite walk throughs, and coordination meetings to understand the constructability of projects. This can be delegated to his assigned PM1’s and PM2’s, however he must ensure that it occurs.

  • Ensure that the PM1’s and PM2’s are reviewing plans and specifications to identify the types and grades of materials and equipment needed and to ensure compliance with project requirements.

  • Review the estimate with assigned project teams so that they understand how the budget fits to the construction and time frame of the projects assigned.

  • Ensure PM1’s and PM2’s conduct pre-job meetings with Superintendents to review scope of work, manpower requirements, work sequence, special requirements, and safety awareness.

  • Ensure PM1’s and PM2’s facilitate, host, and document all meetings as required.

  • Ensure PM1’s and PM2’s coordinate and collaborate with the Project Superintendents.

  • Assist project teams with developing a “game plan” and then assist them in creating the formal program and project schedules.

  • Ensure PM1’s and PM2’s determine with the superintendent the equipment, and manpower needs of the program and/or project.

  • Ensure PM1’s and PM2’s properly set up the projects in Procore.

  • Ensure PM1’s and PM2’s set up the budget in line with the overall “game plan”, then have accounting input into Sage. PM3 is responsible to ensure that the budget is correct prior to inputting into Sage.

  • Ensure PM1’s and PM2’s draft the Schedule of Values (SOV) for review by PM3, and then once approved, submit to the Owner and Architect for approval prior to the first pay application.

  • Ensure PM1’s and PM2’s populate the buyout log for all required subcontracts and material purchase orders for the program and/or project.

  • Assist the PM1’s and PM2’s with determining the priority and order of the program/project buyout.

  • Assist the PM1’s and PM2’s with writing and issuing subcontracts.

  • Assist the PM1’s and PM2’s with writing and issuing Major Purchase Orders (MPO).

  • Assist the PM1’s and PM2’s with obtaining all required permits.

  • Assist the PM1’s and PM2’s with ensuring that the Owner Contract is recorded prior to any work being performed on the program and/or project.

  • Ensure PM1’s and PM2’s have ensured that the material delivery log is correctly populated for all equipment and materials in ProCore.

  • Ensure PM1’s and PM2’s understand company policy that all subcontracts are signed, and insurance is in place prior to any subcontractor working on the jobsite.

  • Ensure PM1’s and PM2’s understand company policy that they perform monthly updates, at a minimum, of the project schedule.

  • Ensure PM1’s and PM2’s understand company policy that they are responsible for the billing process, preparing the monthly pay application, and getting it turned in on time in accordance with the Contract.

  • Ensure PM1’s and PM2’s understand company policy that they are responsible for following up on the monthly payment to ensure that we receive payment on time.

  • PM3 is responsible to ensure that all assigned projects and employees are performing in accordance with all company policies and procedures.

  • Ensure PM1’s and PM2’s adherence to all health and safety standards and report issues.

Supervisory Responsibilities

  • Oversee the daily workflow of all assigned programs and projects.

  • Ensure all team members on all assigned projects understand their responsibilities and the time frame required to complete all tasks.

  • Ensure that performance goals are clearly communicated to all assigned project teams from PM2’s and Superintendents to laborers.

  • Ensure that company culture and values are constantly reinforced with all team members.

  • Ensure that all things required by the Contract are occurring, and if they are not immediately correct.

  • Provide fair, constructive, and timely feedback towards performance expectations and goals.

  • Participate in performance evaluations with the Director of Operations according to established systems and policies.

  • Provide assistance, guidance, and coaching support as needed for all assigned project staff.

Education, Experience, & Qualifications

  • Bachelor’s degree in construction or related field, with a minimum of 10 years demonstrated experience in commercial construction project management. With a minimum of 5 years of P&L responsibility on major construction projects.

  • Computer skills to include proficiency in Microsoft office, Procore, P6, Sage, Bluebeam, and other project management software.

  • Must have excellent attention to detail.

  • Must possess strong written and verbal communication skills.

  • Must have experience with, and a thorough understanding, of all 16 divisions of construction.

  • Must be able to read and interpret construction documents and identify issues and discrepancies in the documents.

  • Must be able to plan and schedule the completion of work with economics, safety, and budget in mind.

  • Must be proficient at multi-tasking and organizing activities to meet deadlines.

  • Must understand the technical requirements of the construction industry.

  • Must be knowledgeable of standard contracting procedures and practices.

  • Must be able to manage, with the Director of Operations and Director of Field Operations, all assigned programs and projects..

  • Must own a working vehicle with valid Driver’s License

  • Specific vision abilities required by this job include the ability to observe details at close range (within a few feet of the observer), as well as peripheral vision and depth perception.

  • Read, analyze, and interpret data (emails, memos, letters, etc.).

  • Maintain visual attention and mental concentration for significant periods of time.

Work Environment
  • Duties are performed both in an office environment and at work sites to review progress and meeting with project stakeholders; travel to work sites using employee's personal transportation is required.
  • At worksites, exposure to conditions like weather elements, airborne particles, dust, asphalt, moving mechanical parts, occasional chemicals, electrical shock, vibration, and loud noise levels may occur.
  • Regular and predictable attendance is required for this full-time position. Workdays and hours coincide with job site and/or office hours. Evening and weekend work may be required as job duties demand.
  • This role routinely uses standard office equipment such as laptop computers and various digital devices.
