The Building Operations Lead Maintenance Technician is responsible for the day-to-day maintenance, repair, and operation of all building systems and equipment at the Lazarus Building and 3rd Street Retail facilities. This position ensures that plumbing, electrical, life safety, HVAC and general maintenance systems function efficiently, safely, and in compliance with all applicable codes and standards. The technician performs both preventive and corrective maintenance and supports contractors, tenants, and inspections.
Key ResponsibilitiesPlumbing- Conduct bi-weekly restroom inspections and perform necessary repairs.
- Maintain and repair plumbing fixtures, including toilets, urinals, sinks, and dispensers.
- Inspect and service backflow preventers and domestic water systems.
- Maintain water heaters, circulating pumps, PRVs, and greywater systems.
- Perform drain maintenance using in-house jetters, snakes, and augers.
- Conduct water testing and flushing as required.
- Assist Lead HVAC Technician and HVAC Technician with all aspects of the HVAC mechanical and control systems.
- Provide backup for both HVAC technicians upon their absence.
- This position requires the technician to deeply understand all HVAC BAS and mechanical systems in order to fully support the team.
- Test, maintain, and repair generators, switchgear, and distribution panels.
- Replace lamps, ballasts, receptacles, switches, and timers.
- Perform LED retrofits, thermal scans, and ARC flash surveys.
- Maintain interior, exterior, and specialty lighting systems.
- Support elevator and electrical safety operations.
- Maintain and inspect fire extinguishers, fire alarm systems, pumps, and emergency signage.
- Coordinate and conduct quarterly and annual safety drills and system testing.
- Maintain building access systems, locks, keys, and safety equipment.
- Support city, state, and insurance inspections.
- Lead the maintenance team in the management of the building work order system
- Perform daily building and roof walk-throughs.
- Repair and maintain doors, flooring, drywall, paint, and tenant installations.
- Coordinate vendor work, trash removal, and deliveries.
- Maintain generators, diesel fuel systems, and equipment safety standards.
- Support seasonal and special event setups, including decorations and signage.
- Assist with maintaining HVAC systems, cooling towers, and related pumps.
- Provide plumbing, electrical, and carpentry repairs for tenant spaces.
- Support tenant work orders and facility inspections.
- Regularly meet and work with junior staff in order to develop their skills sets
- Coordinate on a regular basis with the Building Lead HVAC Tech to ensure systems are operational and well maintained
- Manage the Prism work order system and any other general maintenance specific software in cooperation with Senior Property Manager.
- Minimum 5 years of maintenance experience in a commercial or office environment (preferred).
- Basic knowledge of electrical, plumbing, carpentry, and drywall repair.
- Significant experience with troubleshooting HVAC mechanical systems and ability to manage BAS systems
- Ability to work from ladders and lift up to 50 lbs.
- Strong communication and documentation skills.
- Familiarity with smartphones, tablets and work order software
- Valid driver’s license and dependable transportation.
- Must pass background check and drug screening.
