PORTER/GROUNDSKEEPER at Edison47, Inc. – PORT ORCHARD, Washington

Position: The Porter/Groundskeeper will report to the Property Manager and will maintain all common areas in a safe and attractive condition.

Duties & Responsibilities include, but are not limited to:

Physically walk the property frequently and remove litter, debris, pet droppings, etc. and keep sidewalks, curbs and walking areas clear.

Maintain exteriors of assets and communicate trouble spots to the manager.

Shovel snow, and use salt/ice melt as needed.

Painting and assisting with cleaning and other make-ready duties for move in ready homes. May need to help with light trouble shooting on common household appliances.

Maintain garbage enclosure areas, and make sure they are safe and tidy.

Distribute notices and communication to residents as needed.

Comfortable using small and medium sized appliances (blower, pressure washer, vacuum cleaner) safely.

Use proper PPE for the job being performed and maintain awareness of proper safety precautions at all times.

Understand and follow all Fair Housing laws. We provide training

Qualifications:

The requirements listed below are representative of the knowledge, skill, and/or ability required.

Previous groundskeeping experience is preferred

Physical Demands - While performing the duties of this job, the employee is frequently required to stand; walk; use hands to finger, handle, or feel; reach with hands and arms; and stoop, kneel, crouch, or crawl. The employee is occasionally required to sit and climb or balance. The employee must regularly lift and/or move up to 20 pounds and occasionally lift and/or move up to 75 pounds.

Ability to work outside in different elements

Excellent communication skills: ability to read safety warnings and instructions and communicate effectively.

High School Diploma or equivalent required

Must have a valid driver's license as they may be required to help with coverage at sister properties

Compensation:

Competitive wage of $21-$24 / hour DOE

Benefits available after probationary period includes health, vision and dental.
