Responsibilities

As a Building Lead Engineer with Hines, you will report directly to the Chief Engineer. Responsibilities include, but are not limited to:

  • Operate mechanical, electrical, plumbing and HVAC related equipment to maintain the established operating criteria within the guidelines set forth by the Supervisor and Hines Standards.
  • Perform maintenance and repairs on mechanical, electrical, plumbing and HVAC related equipment.
  • Make adjustments and changes to fire alarm and life safety systems as directed by Supervisor.
  • Perform repairs, maintenance and replacement of building furnishings and other building components.
  • Participate in the water treatment chemical programs as set forth by a Supervisor.
  • Maintain operation logs and files. Revise and create new spreadsheets.
  • Actively participate in house-calls by making adjustments and/or corrective actions to resolve work orders. Responsible for tracking and reducing callbacks.
  • Follow all current emergency procedures set forth by Hines and the assigned property, including but not limited to:
    • Direct and assist with evacuations, bomb searches and life safety alarms as deemed reasonable and prudent
    • Assist emergency authorities and response teams in conjunction with fire/life safety director
  • Handle administrative responsibilities including crew leadership, scheduling regular work and coordinating/scheduling of outside contractors.
  • Coordinate day-to-day activities and implement adjustments to parallel changing priorities.
  • Aid in training and development of other Engineers. Set completion dates and ensure compliance.
  • Perform all maintenance activities in compliance with City, State and Federal safety and environmental laws, codes, standards and regulations.
  • Assist with staff’s evaluation process as needed.
  • Assist with long-term strategic planning for the property, including budgeting and long-range forecasting.
  • Order, stock, and inventory parts and supplies.
  • Clean and paint equipment and areas and mechanical room floors.
  • Actively participate in and complete required training activities and seminars.
  • Assume additional responsibilities and authority as delegated by Supervisor.
  • Take after hours calls from security and perform on call duties.


Qualifications

Minimum Requirements include:

  • High school diploma or equivalent from an accredited institution.
  • State of Connecticut D2 or S2 license preferred.
  • Demonstrate excellent knowledge in operating all building systems.
  • Demonstrate excellent interpersonal skills, leadership abilities, organizational skills, communication skills, analytical skills and time management skills.
  • Have a strong background in troubleshooting/diagnosing mechanical, electrical, and plumbing issues.
  • Demonstrate a proficiency in the Building Automation System, computer-based communications, and use of myHines.com and Microsoft Office to effectively administer and implement changing requirements within the engineering programs.
  • Complete the Hines “Engineering Training” program within specified timeframe.
  • Demonstrate proficiency in two (2) or more categories of the Hines Engineering Assessment Guidelines.
  • Read and use all types of testing equipment, analog digital multi-meters, pressure and temperature indicating and recording devices, air flow measuring devices, and leak detection devices
  • Demonstrate proper use of basic hand tools (e.g., socket sets, wrenches, pliers, screwdrivers, saws and hammers, etc.)
  • Understand correct usage of power tools (pneumatic, electric or engine drive), drill motors, saws, grinder, and impact wrenches, etc.
  • Understand correct usage of all personal safety equipment.
  • Read and understand a variety of instructions, including equipment instruction manuals, furnished in written, oral, or schedule form.
  • Perform mathematical computations related to building operations for problem solving building comfort and operation issues.
  • Obtain city and/or government licenses or permits when applicable.
  • Communicate effectively both verbally and written to inform, ask questions, and solicit feedback in order to effectively carry out responsibilities.
  • Communicate in a professional and courteous manner.
  • Consider how actions and behaviors will impact others in the workplace.
  • Interact with others constructively to achieve the group’s goals, objectives and standards.
  • Interact with customers (tenants, owners, visitors, other employees, and contractors) to create a high level of service and professionalism.
  • Follow up to ensure customer satisfaction.
  • Remain flexible to meet changing needs
  • Attendance/punctuality – arrive at work on time ready to perform responsibilities, and keep all absences in compliance with Hines policies.
  • Demonstrate effective time management skills by planning work and handling multiple priorities.
  • Accomplish daily responsibilities and long term projects as expected by Supervisor.
  • Provide prompt response to tenant requests within the guidelines set forth by Hines.
  • Compensation: $80,300 - $100,300; 3% Bonus Pool
