Land Development & Due Diligence Lead

This position is listed on behalf of a partner company, who manages all applications and next steps. Our partner is looking for a Land Development & Due Diligence Lead based in United States.

The Land Development & Due Diligence Lead will play a critical role in advancing large-scale infrastructure development initiatives by ensuring potential sites are technically feasible, compliant, and positioned for successful execution. This role sits at the intersection of real estate development, engineering, environmental review, and strategic operations. You will lead comprehensive site evaluations, identify risks, and develop mitigation strategies that support high-impact infrastructure decisions. Working with internal teams, external consultants, and key stakeholders, you will help shape scalable processes for future site development. The ideal candidate brings strong technical expertise, project leadership capabilities, and experience navigating complex land development challenges. Accountabilities:

The Land Development & Due Diligence Lead will own the technical evaluation and readiness assessment of potential development sites. This role will lead multidisciplinary diligence efforts, coordinate external partners, and provide strategic recommendations to support investment and site selection decisions.

  • Lead comprehensive technical due diligence activities, including geotechnical reviews, soils analysis, title and ALTA surveys, mineral rights assessments, access evaluations, and other site feasibility studies.
  • Evaluate land development risks related to permitting, entitlements, environmental conditions, and regulatory requirements.
  • Oversee permitting and entitlement strategies, ensuring alignment with project timelines and agency requirements.
  • Assess site constraints including generator air permits, wetlands, floodplains, stormwater management, and other environmental considerations.
  • Manage external consultants conducting feasibility studies, environmental assessments, engineering reviews, and technical evaluations.
  • Develop clear go/no-go recommendations by analyzing risks, costs, timelines, and mitigation strategies.
  • Create standardized diligence frameworks, templates, and playbooks to improve scalability and consistency across future site reviews.
  • Communicate site readiness updates, key risks, milestones, and recommendations to executive stakeholders.
  • Establish and monitor performance indicators to evaluate site selection effectiveness and external partner contributions.
  • Collaborate across commercial, technical, operational, and strategic teams to support infrastructure growth initiatives.
Requirements:

The ideal candidate has deep experience in land development, engineering, infrastructure projects, or large-scale site diligence, with the ability to evaluate complex technical information and drive informed decisions.

  • 8+ years of experience in land development, civil engineering, environmental engineering, real estate development, or data center/infrastructure site diligence.
  • Strong understanding of permitting processes, entitlement requirements, regulatory frameworks, and engagement with authorities having jurisdiction (AHJs).
  • Experience leading technical reviews involving civil, environmental, geotechnical, or site feasibility considerations.
  • Proven ability to manage consultants, vendors, and external technical partners.
  • Strong project management skills with experience coordinating complex, multi-disciplinary initiatives.
  • Ability to interpret and evaluate engineering reports, feasibility studies, and technical documentation.
  • Strong analytical and problem-solving skills with the ability to identify risks and develop practical mitigation plans.
  • Excellent communication skills with experience presenting recommendations and updates to senior stakeholders.
  • Ability to operate effectively in a fast-paced environment with evolving priorities.
