Job Overview
The Land Representative III provides land technical support to the leader and manager of land and internal departments, such as engineering, operations, legal, business development, and pipeline safety. This position also provides support to outside clients such as survey firms, oil and gas operators, land developers, attorneys, and contractors.The land representative carries out technical tasks and supports team members in projects of major scope. The representative will help develop and implement land technical standards and assume responsibility for implementing these standards to achieve project success. The land representative is responsible for planning and organizing activities to acquire and protect Company land rights to allow for uninterrupted operation of Company facilities.Additionally, the land representative works and negotiates directly with Federal, State and Local permitting agencies, and other third-party systems to secure and maintain land, land rights, and approvals for the construction, operation, and maintenance of company facilities.

Responsibilities
- Support the drafting of various types of land agreements and contracts subject to approval of the legal department
- Determine the Companys land rights granted by easement and other land contracts and agreements upon request by Company personnel
- Represent and protect the Companys interest in meetings with representatives of outside agencies and individuals
- Coordinate the land rights requirement for pipeline relocation activities with the project engineer within the assigned Districts
- Provide cost and time estimates for right-of-way and property purchases in connection with new business, relocation, and expansion projects
- Provide technical assistance and is responsible for payment of landowner damages for all projects within the districts assigned to position
- Effectively negotiate the fair and equitable settlement of damage payments to landowners
- Completes all check forms, statement of payment documents, and processes with accuracy and in accordance with the Accounting Department

Qualifications
Minimum Qualification
- Bachelors degree or equivalent experience
- 5+ years of industry experience related to land and right of way profession
- Valid drivers license
- Strong verbal and written communication skills
- Strong interpersonal and customer service skills
- Strong analytical and problem-solving skills
- Experience in drafting of land contracts (e.g., easements, releases, and partial releases of easements, deeds, gas storage leases, encroachment agreements, reimbursement agreements and contracts subject to review by legal department)
- Experience interpreting legal instruments (e.g., easements, deeds, leases)
- Working knowledge of the principles and practices of the right of way profession
- Working knowledge of general real estate law, principles, and practices
- General knowledge of real estate appraisal techniques
- Working knowledge of negotiation techniques
- Experience and knowledge of various methods of acquisition and assignment of land rights, both full and partial
- Knowledge of maps, plats, and engineering drawings and of interpreting various property descriptions
- Knowledge of the recording requirements and methods for legal instruments
- Knowledge of practices and procedures within the land department
- Knowledge of the filing system that maintains all land documents and agreements
License and Insurability
A valid drivers license and insurability under company policy are required.
