Delwest Management is looking for two dynamic and experienced Maintenance Supervisors for two of our multi-family buildings located in Denver and in Commerce City. Both properties are newly constructed affordable housing communities. Delwest develops and manages its own communities and we are growing fast. Job Overview:
The right candidate for the position will have superior technical skills and have knowledge in electrical, carpentry, plumbing, customer service oriented, work order and unit turnover expertise with the ability to troubleshoot furnace, A/C issues. Managing a staff is a necessary part of these positions with the ability to train, hire and terminate employment.
Basic computer skills are necessary with an understanding of a property management software/maintenance module, email, inventory management, google calendar, excel.
Key Responsibilities:
Inspect facilities to troubleshoot potential problems and provide solutions.
Ability to complete unit turns quickly and efficiently per industry standards.
Contribute to and monitor annual and semi-annual tasks (make-ready/work orders and preventative maintenance schedules).
Supervise and monitor trades during installations, repairs or maintenance by our approved vendors. Work with Community Manager to obtain bids and prepare annual budgets.
Work with construction company on turnover schedules and warranty items.
Inspect and maintain building systems (electrical, plumbing, HVAC, appliances).
Contribute annually to the development of the maintenance budget.
Ensure adherence to quality standards and health and safety regulations.
Prepare property for government and lender inspections.
Verbal and written communication skills are necessary. Must be able to communicate effectively and professionally with residents.
Must be organized and dependable with the ability to multitask and prioritize during the day.
Responsible to manage and train maintenance staff and cover on-call during rotations.
Minimum Experience and Qualifications:
Verifiable past experience as a Maintenance Supervisor for a large (150 unit+) apartment community.
Ability to troubleshoot appliance diagnostics and repair, unit turn-over processes, and work order management in property management software.
Ability to build repure and work well with all team members. Communicate with residents in a clear and professional manner.
Bilingual a plus!
CPO/EPA certified or the ability to be certified within 60 days of employment.
Must have reliable transportation with a valid Colorado Driver's License.
Must pass pre-employment background and drug screening.
Ability to effectively manage team on daily tasks.
