Position SummaryKRS Holdings is seeking a skilled and dependable Maintenance Technician II to join our property management team. The Maintenance Technician II is responsible for maintaining the physical condition, safety, and functionality of our residential properties while providing excellent service to residents.
This position requires a strong working knowledge of building systems, appliances, plumbing, electrical, HVAC, and general property maintenance. The ideal candidate is a self-motivated problem solver who can diagnose and resolve maintenance issues efficiently, complete preventative maintenance, and maintain a high standard of workmanship.
Essential Responsibilities- Respond to and complete resident maintenance requests in a timely and professional manner.
- Diagnose and repair plumbing, electrical, HVAC, appliance, carpentry, drywall, painting, and general building maintenance issues.
- Troubleshoot and repair residential appliances, including refrigerators, ranges, dishwashers, garbage disposals, washers, and dryers.
- Perform preventative maintenance inspections and address potential issues before they become larger problems.
- Complete unit turns, including repairs, painting, drywall, flooring, fixtures, and other make-ready tasks.
- Inspect vacant units and common areas to ensure they meet KRS Holdings’ standards before occupancy.
- Perform routine inspections of buildings, mechanical systems, equipment, and grounds.
- Assist with HVAC troubleshooting, filter replacement, and basic HVAC maintenance within applicable qualifications and regulations.
- Identify maintenance issues requiring outside contractors and communicate findings to the Maintenance Supervisor or Property Manager.
- Maintain accurate records of completed work orders, parts used, and follow-up requirements.
- Maintain an organized inventory of tools, equipment, and maintenance supplies.
- Follow company procedures related to safety, preventative maintenance, work orders, and emergency response.
- Maintain a clean and professional appearance of work areas after completing repairs.
- Provide courteous and professional service to residents while protecting resident privacy and property.
- Participate in emergency/on-call maintenance responsibilities as required.
- Assist Maintenance Supervisors and other team members with larger projects and property improvement initiatives.
- Follow all applicable OSHA, Fair Housing, safety, and company policies.
- Complete work efficiently with a focus on “One and Done” whenever possible—resolving the issue correctly during the initial service visit.
- High school diploma or equivalent preferred.
- 2+ years of residential, multifamily, commercial, or related maintenance experience preferred.
- Strong knowledge of plumbing, electrical, HVAC, appliances, carpentry, drywall, and general building maintenance.
- Ability to troubleshoot problems and determine appropriate repair solutions.
- HVAC experience or certification is a plus.
- Maintenance, HVAC, electrical, or plumbing certifications are a plus.
- Ability to use basic hand and power tools safely and effectively.
- Ability to read and understand work orders, equipment manuals, and basic technical documentation.
- Must be able to work independently while also functioning effectively as part of a team.
- Strong communication and customer service skills.
- Strong attention to detail and commitment to quality workmanship.
- Must have reliable transportation and the ability to travel between properties when required.
- Valid driver's license may be required depending on property and company needs.
- Ability to stand, walk, bend, kneel, climb, reach, and work in confined spaces.
- Ability to lift and carry tools, equipment, appliances, and materials weighing up to approximately 50 pounds.
- Ability to work indoors and outdoors and in varying weather conditions.
- Ability to safely operate ladders and basic maintenance equipment.
- Ability to respond to emergency maintenance situations when required.
