Description:

This person will collaborate with the Land Acquisitions and Entitlements Team and the Division Vice President of Land in support of the growth, profitability, and vision of the Dorn Homes division of American Southern Homes. The Land Development Manager oversees all aspects of the assigned subdivisions from design thru development to final lot delivery while adhering to budgets, maintaining the construction schedule, and providing the level of service required to achieve the established customer satisfaction goals.

  • Manage the development of residential lots in new communities, delivering lots on time and on budget.
  • Participate in site selection, due diligence review, underwriting, and approvals for proposed new land acquisitions.
  • Manage and oversee the efforts of outside parties (engineers, landscape architects, land development contractors, agency representatives, joint venture partners) as needed to accomplish the two above objectives.
  • Work interactively with the Vice President of Land and the Acquisitions and Entitlements team to assess the feasibility of potential land purchases.
  • Manage bid and contractor selection process
  • With engineer’s estimates or contractor bids, create development budget projections for deals under consideration; maintain these projections on a monthly basis throughout the life of the project.
  • Create and maintain project schedules in Microsoft Project and ensure developments progress accordingly.
  • Manage and oversee the development of active projects from engineering to lot delivery.
  • Conducts project kick-off meeting and on-site project update meetings with contractors and company leadership as needed.
  • Ensures seamless turnover of communities to homebuilding operations with complete lot delivery, lot-fit summary, turnover checklist, site walk, and participation in community opening meetings.
  • Oversee the efforts of fee developers and Joint Venture partners for outside-developed projects.
  • Support Vice President of Land with strategic thinking, land planning ideas, pre-planning, and development cost info during the conceptual and planning phases of communities; manage and oversee the lot delivery of active projects.
  • Working with department land coordinators to ensure all development budgets and contracts are accurately entered and maintained in Marks system.
  • Review and approve development related invoices monthly.
  • Ensure each trade’s understanding of and strict adherence to established Scopes of Work, schedules, plans, specifications, and quality standards.
  • Adhere to all established policies and procedures for authorization and payment of non-contract work.
  • Maintain all established erosion control measures and land development features prior to turn over to Home Construction.
  • Enforce the company quality standards at all times.
  • Understand and maintain the current lead times for trade contractors and suppliers and provide them with copies of the schedule on a timely basis.
  • Properly schedule and verify the completion of all designated internal quality inspections.
  • Update division construction status reporting information according to established time frames.
  • Monitor job sites weekly and address apparent safety issues immediately.
  • Other duties as assigned.
Requirements:
  • Experience in civil engineering (P.E. registration is a plus)
  • 3-5 years relevant experience in Subdivision Construction (Familiar with home building industry, production homebuilder experience as a land development manager preferred)
  • Comfortable with budgets and financial spreadsheets
  • Strong Microsoft Word, Microsoft Excel, Microsoft Project and Outlook skills
  • Ability to read and understand Civil and Architectural drawings.
  • Bachelor's degree in engineering, finance, real estate or a related field is preferred Considerable initiative and drive
  • Ability to balance multiple and competing priorities

  • Ability to see the Big Picture while maintaining focus on the day-to-day details that result in a successfully developed community
  • Proficient in interpreting and analyzing financial reports.
  • Ability to influence a large number of external people to put your priorities first, with tempered assertiveness.

  • Excellent written and verbal communication skills.
  • Professional demeanor, with a positive attitude
  • Understanding of contracts, plans, specifications, and regulations.
  • Ability to make intelligent and quick decisions, working well under pressure, and when faced with unexpected occurrences or delays.
  • Enthusiastic and personable.
  • Must be able to traverse and inspect all areas of jobsite in all types of weather; this may include walking, climbing, reaching, bending, crawling, or stretching.
  • Must be able to lift up to 50 pounds at a time.
  • Must be able to travel locally
