CAMS is currently on the search for an On-site Community Manager to manage a condominium community in the Mount Pleasant, SC 29464 area.
As an on-site Community Manager, you will build relationships with your board of directors and work to provide them with the guidance and management oversight necessary for their association. Our managers are supported by a team of specialists dedicated to assisting the general membership of communities, allowing you to focus your efforts on larger projects and delivering the superb service for which we are so proudly known.
Responsibilities:
  • Responsible for being the primary point of contact for the community through managing all phone calls, owner emails, providing community information, and assisting owners.
  • Maintain leases
  • Update and post to portal
  • Any needed documentation
  • All items requested for posting by Board or Portfolio Manager
  • Send E Blasts as requested or required by Board, Facilities or Portfolio Manager through Vantaca
  • Update Vantaca daily with all resident concerns, work orders, or questions and assign appropriately.
  • Follow up on existing action items in Vantaca assigned to the OSCM; appropriately notate all actions taken and close out once completed
  • Provide assistance to the owners while ensuring adherence to the residential policies, regulations, and guidelines
  • Work closely with the Board, Portfolio and Facilities Managers to provide administrative support
  • Take Minutes at Board meetings and track all follow up items
  • Coordinate dryer vent, horn testing, sprinkler inspections and hub drain cleaning
  • Assist Owner vendors with roof code during and after business hours
  • Reserve and oversee use for amenities (Harbor House Reservations)
  • Conduct weekly property inspection
  • Coordinate architectural submittal process.
  • Oversee and coordinate reservations of moves in and out
  • Meet with all new homeowners to review The Good Neighbor and answer any questions.
  • Monitor contractor access to the building for residents
  • Review cameras as necessary in conjunction with Facilities Manager
  • Address any rules violations via Vantaca
  • Manage: Key fobs, door codes and garage remotes, Parking stickers, Package delivery
  • Tasks may be assigned, from time to time by the portfolio or facilities manager
  • Please note: Scheduling of all maintenance, routine or otherwise should be run through the facilities manager. ***Facilities manager may ask for your assistance if needed.

Requirements:
  • 5 years of experience in residential property management
  • Residential property management designation
  • Proficiency with Excel, Word, Google documents
  • Knowledge of basic accounting

Education and Certifications:
Bachelors Degree preferred. CAI designations strongly preferred.
Benefits and Salary:
The salary range for this position is based upon candidate experience and qualifications and will be further discussed during the interview process. Annual pay range is from $55,000- $65,000 annually.
