Job Description

As a Resident Renewals Specialist, you'll play an important part in helping residents renew their leases while making sure every step is accurate, compliant, and a great experience. From lease renewals to Notice to Vacate follow-up, your work keeps the resident experience smooth and helps lower turnover across the portfolio.

This role is based in our client's Dallas, TX office, with the option to work remotely one day per week.

What You'll Do:

  • Use reports and systems to make sure residents with upcoming lease expirations receive proactive, appropriate communication
  • Review Month-to-Month residents to confirm the correct fees are being charged
  • Work with maintenance and field teams to schedule property inspections as needed
  • Submit price and term negotiations to Revenue Management for approval
  • Confirm residents meet renter's insurance, utility, city code, and company policy requirements
  • Audit completed renewals for accuracy and monitor systems for lease expirations, base rent, occupants, uploads, and charges
  • Handle roommate promotions and amend leases as needed
  • Process property transfer requests, partnering with field teams to confirm inspections and eligibility
  • Lower resident turnover through timely, effective communication and creative problem-solving
  • Own the Notice to Vacate process from start to finish, including generating notices, preparing market analyses, and following through to move-out
  • Reach out to residents who have submitted a notice to vacate and work to keep them through great service and thoughtful solutions
  • Inform residents about renewal timelines, rent increases, market rates, and possible fees
  • Share local market comps to help residents understand current home values
  • Contribute to team projects and processes as a collaborative, supportive teammate
  • Stay hands-on and engaged in the office every day, moving between your computer, your phone, and conversations with residents and teammates; regular hours are Monday through Friday, with occasional evenings or weekends when the workload requires

What You Bring:

  • 1+ year of property management experience preferred, ideally in single-family residential
  • Outstanding customer service skills and a drive to consistently meet and exceed expectations
  • A proactive, persistent approach to solving problems
  • Excellent verbal and written communication skills
  • Basic accounting and math skills, plus proficiency in Microsoft Office (Word, Outlook, Excel)
  • Very organized with a sharp eye for detail
  • Solid time management skills, able to hit goals and deadlines without compromising quality
  • Ability to stay effective and calm in a fast-paced environment
  • High school diploma or GED required
  • A self-directed, can-do attitude that finds solutions where others see problems
