JOB SUMMARY:

The Operations Manager, CapEx will help grow Renova One’s CapEx presence in the Washington, DC market by scoping, estimating, selling, and managing interior and exterior capital improvement projects from initial opportunity through completion. This hands-on role requires a resourceful, client-focused professional who can work independently, build strong relationships with clients and trade partners, and help establish scalable processes as the local CapEx operation grows.

Requirements:

RESPONSIBILITIES & DUTIES:

  • Conduct site visits, evaluate project requirements, and develop scopes of work for interior and exterior CapEx renovation projects
  • Prepare accurate estimates, budgets, proposals, assumptions, and pricing documentation based on client needs, property conditions, and project specifications
  • Solicit and evaluate subcontractor and vendor pricing while identifying scope gaps, risks, cost considerations, and execution challenges
  • Review and present estimates and proposals with clients and internal stakeholders, answer questions, and support scope and pricing negotiations
  • Manage CapEx renovation projects from scope development through closeout, including schedules, budgets, milestones, deliverables, and client communication
  • Coordinate internal resources, subcontractors, vendors, and local trades to support safe, timely, and high-quality project execution
  • Monitor project progress, costs, change orders, margins, risks, quality, and profitability, taking corrective action as needed
  • Ensure work complies with applicable regulations, building codes, safety requirements, and quality standards
  • Confirm project completion, resolve outstanding items, and support a positive client closeout experience
  • Build relationships with current and prospective clients in the Washington, DC market
  • Serve as a client-facing representative during site visits, proposal reviews, project meetings, and updates
  • Identify CapEx opportunities, help build a sustainable pipeline, and partner with sales and operational leaders on project approach
  • Translate client needs into practical scopes, estimates, project plans, and solutions-focused communication
  • Develop a reliable local network of qualified subcontractors, vendors, and trade partners
  • Evaluate trade partners based on pricing, capability, quality, reliability, and schedule availability
  • Coordinate subcontractor scopes, expectations, schedules, and performance to support competitive estimating and consistent delivery
  • Help establish scalable processes for estimating, proposals, project execution, vendor management, and client communication
  • Identify opportunities to improve efficiency, consistency, quality, and project profitability
  • Operate independently across estimating, client interaction, and project delivery while supporting future local team growth
  • Collaborate with company leaders to support the long-term growth of the CapEx service line

QUALIFICATIONS:

  • Experience estimating and managing commercial renovation, construction, or CapEx projects
  • Ability to independently evaluate project requirements, develop scopes of work, prepare estimates and proposals, and oversee project execution
  • Knowledge of interior and exterior renovation methods, materials, costs, construction practices, and applicable building codes
  • Experience managing budgets, schedules, margins, change orders, subcontractor performance, and project profitability
  • Strong client-facing communication, presentation, relationship-building, organization, and time-management skills
  • Ability to clearly communicate scope, pricing, schedules, risks, and changes while managing multiple projects and priorities
  • Ability to work independently and make sound decisions in a developing market
  • Proficiency with Microsoft Office and relevant estimating or project-management systems
  • Experience with multifamily, interior, exterior, or CapEx renovation projects
  • Established relationships with subcontractors, vendors, or construction trades in the Washington, DC market
  • Experience launching or growing a new market, construction operation, service line, process, or project team
  • Experience supporting project sales, proposal presentations, or closing project opportunities
