Job Description
Summary
The primary responsibility of the Maintenance Supervisor is to oversee and coordinate maintenance operations while ensuring the timely completion of all assigned maintenance duties, work orders, preventative maintenance, and projects. This position serves as the lead maintenance resource for assigned properties and clients, providing technical support, coordinating project execution, monitoring work order compliance, and maintaining strong client relationships.
Essential Job Functions & Associate Tasks
Maintenance Operations
- Schedules, prioritizes, and ensures timely completion (48 hours) of all work orders.
- Serves as the lead on residential maintenance projects, including unit renovations, special projects, and new client implementations.
- Coordinates maintenance activities and provides technical guidance and support to maintenance technicians in the field.
- Responds to technician call-outs and assists with troubleshooting complex maintenance issues.
- Completes repairs related to air conditioner units, air exchange systems, electrical work, carpentry, fixtures, plumbing, appliances, and windows as needed.
- Develops, tracks, and ensures completion of preventative maintenance programs for assigned properties, including maintenance, basic housekeeping tasks, and general property upkeep.
- Monitors work order completion, compliance, and service quality across assigned properties and clients.
- Assists with preparing vacant units as assigned.
- Responsible for on-call emergency maintenance services as scheduled.
- Assists in training, mentoring, and developing maintenance technicians.
Communication
- Interacts with residents, clients, vendors, and fellow employees in a respectful and professional manner, treating others with dignity and empathy.
- Works closely with management to ensure all activities are conducted in compliance with applicable local, state, and federal laws.
- Maintains clear, concise communication with property managers, clients, and leadership regarding work schedules, project status, purchases, work orders, preventative maintenance, and unit turnover.
- Provides client reporting related to maintenance activities, project progress, and operational performance.
- Monitors work order compliance and follows up to ensure service expectations and contractual requirements are met.
- Relays all delays to involved parties, including communicating directly with residents, property managers, and clients when delays result from parts, scheduling, or other operational issues.
Safety
- Follows all company safety policies and local, state, and federal regulations.
- Inspects equipment before each use; uses personal protective equipment when necessary.
- Performs other projects as assigned.
Minimum Preferred Requirements
- High school graduate or equivalent.
- 2-year Technical Degree or equivalent work experience.
- Five years of apartment, residential, commercial building maintenance, or equivalent experience.
- Previous experience leading projects, coordinating maintenance activities, or providing technical direction preferred.
- Intermediate computer skills including the ability to send and receive emails, enter hours worked in internet-based systems, and utilize Microsoft Office products, including Microsoft Excel.
- Experience with work order management systems preferred.
- Special Boilers license preferred.
- Class A Boilers license preferred.
- CRMT accreditation preferred.
- Must provide own hand tools.
- Ability to communicate effectively both written and orally.
- Strong interpersonal and customer service skills.
- Valid driver's license and clean driving record.
- Must be able to work on call, weekends as scheduled, and overtime as needed.
Knowledge, Skills & Abilities
- Advanced knowledge of building maintenance including appliance repair, plumbing, electrical, HVAC, carpentry, and preventative maintenance.
- Ability to coordinate multiple projects and prioritize competing demands.
- Strong leadership, organization, and problem-solving skills.
- Ability to work independently while providing guidance and support to maintenance technicians.
- Excellent communication and client relationship management skills.
- Commitment to teamwork and continuous improvement.
Physical Requirements
- Ability to stand, walk, reach, climb, bend, and kneel.
- Ability to lift up to 30 pounds frequently and 50 pounds occasionally.
- Ability to reach above and below the shoulders.
- Ability to use hands and fingers to grasp, twist, and pull.
- Withstand external weather conditions, such as working outside in the rain, cold, heat, or other adverse weather.
