Summary of Responsibilities:

The Maintenance Technician is responsible for providing general maintenance, repair, preventative maintenance, and groundskeeping services across a personal care home community. The Maintenance Technician performs a wide variety of routine building maintenance tasks including basic electrical, plumbing, carpentry, painting, HVAC support, landscaping, snow removal, and general repair work. The position requires strong customer service skills and the ability to work respectfully in an active resident care environment.

Essential Functions/ Duties:

Essential duties may include, but are not limited to:

• Perform routine maintenance and repair of community buildings, resident rooms, common areas, offices, and exterior grounds.
• Complete preventative maintenance assignments and inspections.
• Assist with basic plumbing repairs including unclogging drains, repairing leaks, replacing fixtures, and troubleshooting minor issues.
• Perform minor electrical work such as replacing light fixtures, bulbs, outlets, switches, and circuit troubleshooting within scope of training and licensure requirements.
• Support HVAC system monitoring, filter replacement, and coordination with licensed vendors when necessary.
• Complete painting, drywall repair, carpentry, flooring repair, and furniture assembly tasks.
• Maintain grounds and landscaping including mowing, trimming, weeding, mulching, leaf removal, and seasonal property upkeep.
• Perform snow and ice removal activities including salting walkways and maintaining safe entrances and exits during inclement weather.
• Ensure community safety by identifying and reporting hazards, maintenance concerns, or environmental risks promptly.
• Respond timely to maintenance requests, work orders, emergency calls, and after-hours issues as assigned.
• Assist with life safety and emergency preparedness activities including fire drills, generator checks, emergency equipment inspections, and evacuation readiness.
• Maintain tools, equipment, maintenance shops, and storage areas in a clean and organized manner.
• Follow all infection control, safety, OSHA, hazard communication, and personal protective equipment (PPE) requirements.
• Interact professionally and respectfully with residents, families, vendors, visitors, and team members.
• Coordinate with outside contractors and vendors while on-site as directed.
• Document completed maintenance activities, inspections, and repairs accurately and timely.

Required Skills/ Abilities:

• Basic knowledge of general building maintenance, preventative maintenance, and repair procedures.
• Working knowledge of plumbing, electrical, carpentry, painting, landscaping, and mechanical systems.
• Ability to safely operate hand tools, power tools, ladders, landscaping equipment, and maintenance machinery.
• Ability to troubleshoot maintenance concerns and complete repairs in a timely and efficient manner.

Education and Experience Requirements:

• High school diploma or equivalent. (Required)
• Minimum one (1) year of maintenance, facilities, landscaping, or building repair experience (Preferred)
• Experience in healthcare, senior living, personal care, or long-term care environments (Preferred)

Physical Requirements and Physical Demands:

• Ability to stand, walk, bend, kneel, crouch, climb, and lift for extended periods of time.
• Ability to lift, push, and pull up to 50 pounds independently and heavier weights with assistance.
• Ability to safely use ladders, hand tools, and powered equipment.
• Ability to work indoors and outdoors in varying temperatures and weather conditions.
• Adequate visual, hearing, and manual dexterity abilities necessary to safely perform essential job functions.
